Glazing silicone near Covesea

Glazing silicone in Covesea

We don’t replace glass, and misting between panes means a failed sealed unit. Our work is the sealant joints, which is where many leaks start. If you have glass-to-glass joints that have split and leaking glazing joints on a rooflight, we can help.

In and around a place like Covesea, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.

Every job is covered by our one-year guarantee.

What affects the cost of glazing silicone

You’ll get a clear quote before we start. It takes into account:

  • Mould in or behind the old joints
  • The number of rooms or windows
  • The old material and how stubborn it is
  • The product the joint needs

Combining jobs into one visit normally makes better use of the time than several visits. We will give you a clear price for the lot.

Surface by surface

Glass balustrade bases

Outdoor balustrade joints face the weather. A sound sealant joint keeps them tidy and dry.

Glass-to-glass joints

Glass-to-glass joints depend entirely on the sealant. The bead needs to be tidy and fully bonded.

Windows and doors in Covesea

Covesea is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on glazing joints and frame seals, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

If you look after a building such as Lossiemouth High School, its window and door frames need their mastic kept sound, just like a home’s.

What we do, step by step

The work is kept neat and contained to the joints we’re treating, so you can carry on as normal. Expect the work to take a few hours, depending on how many joints need doing, and we tell you how long to leave it before we go. Somewhere like Covesea may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We start by finding the leak and making sure sealant is the cause.
  2. We cut out the failed silicone, taking care of the glass and frame.
  3. We clean the joint with a solvent that suits the glass and frame.
  4. Glazing silicone suited to the joint is applied and tooled.
  5. We check the joints and, where safe, run water over them.

Getting ready for the visit

  • Mention any tricky access

Advice

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Inspect the sealant on glazing annually
  • Stick to mild cleaners on glass
  • Keep harsh solvents off the silicone
  • Check the gutters above the glazing for debris

Do not use blades or scrapers near the bead when you clean. Stick to a soft cloth.

Drips or damp near a glazing joint shouldn’t be ignored. The cause may be sealant or another part, and we will tell you which.

Signs you need glazing silicone in Covesea

Sealant laid over old sealant does not last. Many failed joints we see have been topped up rather than cut out leaving a path for water.

The most common problems we see are:

  • Glazing silicone that has cracked or come away
  • Cracked silicone between glass panels
  • Drips on the inside of a conservatory window
  • Leaks where conservatory glass meets the frame

Around Covesea, as everywhere, glazing silicone is only as good as the preparation behind it.

Questions to ask before booking

  • Is VAT in the price?
  • The length of the guarantee
  • Who does the work, and how experienced they are
  • Is the old sealant removed completely?

How to choose a mastic man

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Covesea questions

Do you cover Covesea for glazing silicone?

Yes, Covesea is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Is Covesea within the area you cover?

Yes. Covesea is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Does someone need to be in?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Where do you work from?

We work from Crawley. We cover Covesea and the rest of Moray.

Can tenants book the work?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

How much does glazing silicone cost in Covesea?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Can I choose the sealant colour?

Yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before any work starts.

How long should I leave it?

Most sealants are touch-dry well before they’re fully cured. We will give you the cure time for the product we used.

Why it’s worth doing now in Covesea

Replacing windows or a shower screen is not needed for a failed joint. Sound glass and frames normally just need resealing. In an older home around Covesea, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
