Common questions in Muirton
Does the coastal weather in Muirton affect outside sealant?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
Is Muirton within the area you cover?
Yes. Muirton is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
How long before the joint can be used?
Most sealants are touch-dry well before they’re fully cured. We will give you the cure time for the product we used.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.
Will there be a smell?
It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.
Will it make a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Can you do several jobs on one visit?
Yes, and it often makes sense. Doing several areas at once is generally more efficient.
About our glazing silicone in Muirton
Conservatory leaks often start at a sealant joint, where glass meets frame or frame meets wall. We trace the leak to the joint and reseal it and tell you plainly if the cause is something else. If you have water running down inside the glass and failed joints on frameless glass, we can put it right, whatever the surface.
In and around a place like Muirton, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.

Windows and doors in Muirton
Muirton is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
Letting a property close to Elgin station? Then glazing joints are worth checking at the end of a tenancy, before a small leak grows. Schools such as Lossiemouth High School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.
Muirton is about 4 miles north of Elgin, in Moray. Jobs in Muirton get the same care as everywhere else we work: old sealant removed completely, careful preparation and a one-year guarantee. Muirton is one of 58 towns and villages in Moray we cover for glazing silicone. We also work in Aberdeen, around 58 miles away.
All of IV31 is within our area for glazing silicone. We cover properties on Muirton Court and Steading View and the roads around them. We also cover Lossiemouth (1 mile north), Covesea (2 miles north-west), Duffus (3 miles west), Elgin (4 miles south) and Ashgrove (4 miles south). Larger places within reach include Buckie (12 miles east), Forres (13 miles south-west), Burghead (7 miles west), Fochabers (10 miles south-east), Findochty (15 miles east) and Ianstown (13 miles east). Island and remote addresses take a little more planning, so please mention your location when you send an email to info@mrmastic.co.uk.
Near you in Muirton
Typical jobs here are in homes near James Square and the streets around them. Muirton’s nearest station is Elgin station, roughly 3.8 miles south. A little further out are Lossiemouth Fisheries and Community Museum (1.9 miles north) and Kinneddar Castle (0.9 miles north). Not far away are Loch Spynie.
Leave it or put it right?
You do not need new glazing because the sealant has gone. If the glass and frame are sound, new silicone is often all it takes. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Looking after it afterwards
How long the joints last depends on use and care. Here’s what we suggest:
- Clean glass with a mild cleaner and a soft cloth
- Check the silicone on glass every year or so
- Check the gutters above the glazing for debris
- Ventilate the conservatory to cut condensation
On shower screens, wipe or squeegee after use and keep the room ventilated. It helps stop mould getting into the silicone.
Don’t leave lifting or mouldy silicone on glazing. Once it starts to peel, water gets behind it and the problem grows.
What we cannot put right
We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:
- Misting between the panes of a double-glazed unit (a failed unit for a glazier)
- Water coming through the roof rather than a sealant joint
- Glass that needs replacing
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before booking.
Where we work in Muirton
- Glass-to-glass joints
- Conservatory frames
- Rooflights
- Glass balustrade bases
- Glass-to-frame joints
- Shower screens
Surface by surface
Glass-to-glass joints
Glass-to-glass joints depend entirely on the sealant. The bead needs to be tidy and fully bonded.
Glass balustrade bases
Balustrade bases are exposed outdoors. Renewing the sealant keeps water out of the channel.
What happens on the day
We keep the work tidy and contained to the area we’re working on, so you can get on with your day. Expect the work to take a few hours for most jobs. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We start by finding the leak and making sure sealant is the cause.
- We cut out the failed silicone, taking care of the glass and frame.
- Surfaces are cleaned with a solvent suited to glass and the frame.
- We apply a neutral-cure glazing silicone and tool it smooth.
- We check the joints and, where safe, run water over them.
Before we arrive
- For business premises, tell us about site rules or sign-in
- Let us know about stairs, lifts or work at height
- Tell us about any water getting in
