About our new build mastic in Arradoul

We never seal over a failed new-build bead. Fresh silicone can’t bond to the old layer, so the joint is cut out, cleaned, dried and resealed. If you have new-build shower sealant that has already split and cracked sealant around new window and door frames, we can put it right, on skirting & floors, plot handovers and show homes alike.

Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. In older homes, timber floors move through the year too.

Whatever the size of the job, it’s backed by our one-year guarantee.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

A DIY attempt does not rule out a professional job. We cut it out and start again.

New build mastic in Arradoul: local notes

Arradoul is close to the coast. New homes near the sea put their outside mastic to work from day one, so any gaps are best picked up early. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

Around Arradoul, as everywhere, new build mastic is only as good as the preparation behind it.

Arradoul is about 1 mile south-west of Buckie, in Moray. Jobs in Arradoul get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. How it works

The work is kept neat and contained to the joints we are treating. Expect the work to take anything from a few hours to several days, depending on the number of plots, and we explain the cure time before we leave. For a place like Arradoul, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by going through the snagging items or plot schedule with you.
  2. The failed sealant is removed completely down to clean surfaces.
  3. We clean out the dust and grit left from the build.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. We tool every joint neatly and tell you when each area can be used.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks
  • Mention if the joints have been sealed before
  • Keep pets and children clear of the area while we work

Advice

Common questions in Arradoul

What guarantee comes with new build mastic in Arradoul?

Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Do you cover Arradoul for new build mastic?

Yes, Arradoul is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

Where are you based?

Mr Mastic is based in Crawley. Our applicators cover Arradoul, along with the rest of our area.

Is there any odour?

Possibly a little. It fades as the sealant cures, and ventilation helps.

What sealant do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Do you work for hotels and businesses?

Yes. We have worked for hotels, offices and other businesses, and we are fully insured.

How long will you be here?

It depends on the size of the job, but as a guide it takes a few hours in a single home. We’ll tell you when we quote.

Do you need new build mastic in Arradoul?

Later trades and the final clean can damage fresh sealant. A bead disturbed before it has cured may never seal properly.

These are the problems we are asked about most:

  • Sealant that never bonded to the surface
  • Second-fix sealing on new plots
  • New-build shower sealant that has already split
  • Joints pulling apart as timber shrinks

Whether the job is in Arradoul itself or nearby, the right material for each joint matters as much as a neat finish.

What your quote should include

  • Who turns up on the day
  • Whether they seal over old material or remove it
  • Whether VAT is included
  • What happens if they find a problem under the old sealant

Honest limits

In fairness, there are a few things sealant won’t fix:

  • Movement caused by a poorly fitted tray or bath
  • Broken tiles or a split tray
  • Cracking that points to a structural problem

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Open a window or run the fan after bathing
  • Keep pictures and emails about snagging items
  • Wipe joints with warm soapy water
  • Check bath and shower seals every few months as the house settles

Clean the sealant with a mild detergent and a soft cloth. Keep scourers and harsh chemicals off it as they wear the bead.

Report failed sealant to the builder while you are in the snagging period. Once it ends, the repair may be down to you.

Leave it or put it right?

A tube of sealant from the DIY shop will not fix the cause: dust, no primer and old sealant left in the joint. Proper removal and preparation are what make it last. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

How we quote for new build mastic

The price is agreed before any work begins. It’s based on:

  • Access and height
  • How many areas need sealing
  • Whether old sealant or filler has to be cut out
  • Whether there’s mould to deal with

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

What we need to know

When you call or email, it’s useful to know:

  • Where the property is
  • Photos by email, if that is easy
  • The type of property
  • Access, such as stairs, a lift or height

Quotes start with a quick conversation. Describe the problem, the location and the size of the job. When it suits you, send an email to info@mrmastic.co.uk.
