About our window mastic in Kingston
If you can feel air around a shut window, the gap is often at the frame. A new joint stops the air getting through and quietens the whistle on windy days. If the draught is through the window seals instead, we will tell you. We work on uPVC windows, window sills and aluminium frames, and common reasons people get in touch are draughts coming in around windows and doors and gaps where the sill meets the wall.
Outdoor sealant needs a dry surface, so window work around Kingston is planned around the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.
You’re covered for a year from the day we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

What we’re called out for in Kingston
Mastic ages in the weather. Sunlight dries the surface out, until it loses its stretch and starts to crack.
Most people get in touch after spotting something like this:
- Mastic that has split away from the wall
- Gaps left after new windows were fitted
- Draughty joints inside around the window
- Rain getting in at the frame or under the sill
In and around Kingston, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

Kingston: your questions answered
Is Kingston within the area you cover?
Yes. Kingston is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Is Kingston in your area for window mastic?
Yes. Our work covers the whole of Scotland, and Kingston is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.
Which products do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.
Where do you work from?
We work from Crawley. Our applicators cover Kingston, along with the rest of our area.
What do you need from me for a quote?
A short description and the location. We’ll ask anything else we need to know.
Does someone need to be in?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.
Do the sealants smell?
There can be a smell while the sealant cures, but it fades. Ventilation helps.
Do you work for letting agents?
Yes. Domestic, commercial and hotel work are all part of what we do.
What we do, step by step
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. It normally takes anything from an hour or two to a full day, depending on how many frames there are. Outdoor work around Kingston depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely.
- Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
- Backing rod fills deep voids and the sealant goes in on top.
- We tool the joint so water runs off, then clear up.
How to prepare
- Let us know if you’ve seen damp or leaks
- Move anything stored near the joints
- Let us know about earlier repairs to the joints
How to get a quote
Getting a quote is simple: let us know the job and the location, and roughly how big it is. A few photos by email make the job easier to understand.

Leave it or put it right?
Resealing frames is a short job: it takes most of a day for a typical house, less for a few frames. Leave it until water is coming in and you may need plastering and decorating as well. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What window mastic looks like in Kingston
Kingston is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
For an older house near a landmark such as Garmouth Church, the joint between an old wall and a newer frame is normally the first place rain gets in.

What sealant work can’t fix
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- A door that needs adjusting, rehanging or new seals
- Broken hinges, locks or handles
- Damp coming through the wall itself rather than the frame joint
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.
Joints and surfaces we work on
- Aluminium frames
- Timber windows & doors
- Composite doors
- Patio & French doors
- uPVC windows
- Window sills
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Check the mastic once a year
- Do not use solvent cleaners on the joint
- Clear any debris from frame drain holes
- Avoid blasting the frames with a pressure washer
Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Paint up to the joint, not over the silicone.
Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and a cold room gets colder. A new joint closes it up.
Surface by surface
Window sills
Where a sill meets brick or render, the ends often crack first. We reseal them so rain can’t run into the wall.
Timber windows & doors
Older timber windows in stone or brick can suit sand mastic rather than modern sealant. We will tell you which suits your home.
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
