  • Movement joints filled with mortar instead of sealant

External mastic in Portknockie

Why deal with it now?

The longer a joint stays open, the more water the wall takes in. Wet masonry is more easily damaged by frost, so the problem grows beyond the joint itself. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

External mastic for homes and businesses in Portknockie

Low-level joints can usually be done from the ground. Where joints are higher up, tell us about the building when you get in touch and we will confirm what’s needed to reach them safely. We work on copings & trims, joints between brick and frames and façade panels, and common reasons people get in touch are cracked joints where brick meets render or frames and old sealant gone brittle and cracked.

Outside joints can only be sealed when they’re dry, so work in Portknockie depends on the weather. Let us know about access to every wall and roofline.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

How we quote for external mastic

The quote reflects the job in front of us. We look at:

  • How easy the joints are to reach
  • Mould in or behind the old joints
  • Whether old sealant or filler has to be cut out
  • How much there is to do

Doing several joints on one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will give you a clear price for the lot.

Helping us quote

To help us quote quickly, let us know:

  • The rough size of the job
  • Photos by email, if that’s easy
  • What the problem is, such as mould, gaps, leaks or cracking
  • Access, such as stairs, a lift or height

To get a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before we start.

How to look after the new joints

After the cure time, these simple habits help:

  • Keep high-pressure jets off the joints
  • Get split or bare joints resealed while the damage is small
  • Never let anyone fill a movement joint with mortar
  • Tell anyone working on the walls about the movement joints

Keep the joints clear of soil, plants and climbing growth. Damp material against the sealant shortens its life.

Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage which cost more to put right than the joint.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

Questions from Portknockie

Do you cover Portknockie for external mastic?

Yes, Portknockie is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Is external mastic in a coastal place like Portknockie any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Can you seal joints between render and window frames?

Yes. Different materials move at different rates, so the joint between them must be flexible. We choose one that suits both surfaces.

Is it messy?

No. We protect the surfaces around the joints, and we tidy up before we go.

What does external mastic cost?

Every job is different, so each one gets its own quote. For a quick quote, drop us a line at info@mrmastic.co.uk and let us know what needs doing and where.

Do I have to be there?

It depends on the job. Inside work needs someone to give us access.

Why is there a gap in my brick wall?

Walls move with heat, cold and moisture, so long walls have planned gaps to take that movement. It’s closed with backing rod and a flexible sealant.

What do you put in the joint?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

How it works

All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. Most jobs take anything from a few hours to several days, depending on the building. Outside jobs in Portknockie need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. Old sealant and any debris are cut and raked out.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Getting ready for the visit

What external mastic looks like in Portknockie

Portknockie is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

If you live in an older home near Church Of Scotland, an extension built onto an older house moves differently, and the joint between them takes the strain.

What the job involves on each surface

Cladding and façade panels

Metal and composite panels move a lot with temperature, so the joints work hard every day. The sealant is chosen with that in mind.

Brickwork movement joints

Brick walls have vertical movement joints to absorb expansion. We reseal them with a low-modulus sealant over backing rod coloured to suit the wall.

When to call us in Portknockie

Joints sealed without backing rod, or far too deep, rarely last. If the sealant sticks to the back as well as the sides, it cannot stretch and rips as the joint opens.

Signs it’s time to call us include:

  • Failed sealant between panels on a façade
  • Cracked joints where brick meets render or frames
  • Plants rooting in failed movement joints
  • Joints pointed up with cement by mistake

Around Portknockie, as everywhere, external mastic is only as good as the preparation behind it.
