What the job involves on each surface

Brickwork movement joints

People sometimes point up a brick movement joint by mistake. Where one has been mortared, we cut it out and reseal it with sealant.

Joints between dissimilar materials

Each side of the joint may need its own preparation. Both surfaces are cleaned and primed as the product requires.

How we handle external mastic in Lintmill

We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. We pick a colour that sits well with the wall so the joint does not stand out. We work on joints between brick and frames, façade panels and render & cladding joints, and common reasons people get in touch are moss and dirt in joints with no sealant left and sealant that has lost its bond to the brick or render.

External sealant needs dry surfaces, so outdoor work around Lintmill is planned around the weather. Tell us how to reach each wall, gutter and roofline.

All our work is covered by our 12-month guarantee, wherever you are in Moray.

Lintmill: your questions answered

Is external mastic in a coastal place like Lintmill any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Can you do external mastic in Lintmill?

Yes, Lintmill is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

What does external mastic cost?

It depends on the job, so we quote each one individually. To get one, send an email to info@mrmastic.co.uk with a short description of the job.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.

Can I add another job to the visit?

Yes. Just list everything you need.

What should I tell you?

Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply email us at info@mrmastic.co.uk.

Why is there a gap in my brick wall?

Most straight vertical gaps in brickwork are movement joints. It gives the wall room to move and needs a flexible seal, not mortar.

Is it messy?

No. The area is protected while we work and cleaned up afterwards.

Do you need external mastic in Lintmill?

Some movement joints have been pointed up with mortar. With the joint locked solid, the movement turns into cracks elsewhere in the wall.

People generally contact us when they notice something like this:

  • Failed seals between different materials
  • Movement joints filled with mortar instead of sealant
  • Sealant pulling away from one side of the joint
  • Plants rooting in failed movement joints

Around Lintmill, as everywhere, external mastic is only as good as the preparation behind it.

What to look for in a quote

  • Is the old sealant removed completely?
  • Which sealant they’ll use, and why
  • How the surfaces are prepared before sealing
  • Who does the work, and how experienced they are

10 questions to ask before you book

What we do, step by step

When we arrive, we look over the joints with you first. We protect the surfaces around the joints before we start. The work generally takes anything from a few hours to several days, depending on the building. Outside jobs in Lintmill need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
  2. The old mastic and anything lodged in the joint is removed.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Preparing for the visit

What affects the cost of external mastic

Jobs vary more than people expect. The main factors:

  • Whether old sealant or filler has to be cut out
  • The size of the job
  • When we can work, for business premises
  • How many areas need sealing

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Helping us quote

When you call or email, these details help:

  • Any previous sealing or DIY work
  • Where the job is, and your postcode
  • What’s wrong with the joints now
  • Roughly how big the job is

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that is easy.

Why act early in Lintmill

It often makes sense to reseal all the failing joints on an elevation together. They’ve weathered the same way, and access only has to be arranged once. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Doing several joints on one visit generally makes better use of the time than several visits. We will give you a clear quote for the lot.

Outside joints around Lintmill

Lintmill is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

For an older house near a landmark such as St Mary's Collegiate Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.

What sealant work can’t fix

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Cracked brickwork or render that needs a builder or plasterer
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Failed render or damaged cladding panels

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.
