Regrouting in Lintmill
Professional regrouting in and around Lintmill, with every bit of old sealant taken out first and a 12-month guarantee.
- Grout that makes sound tiles look old
- Greasy, stained grout behind the hob
- Stained grout that cleaning won’t shift
How the job changes by surface
Corners and edges
Corners flex as the building moves, so we seal them rather than grout them.
Bathroom floors
Floor grout takes foot traffic as well as water. It wears and darkens over time.
Regrouting for homes and businesses in Lintmill
We take the old grout out to a consistent depth, without damaging the edges of the tiles. The joints are then vacuumed, regrouted and cleaned off, with silicone renewed in the corners. If you are dealing with grout that makes sound tiles look old and kitchen splashback grout stained by grease, we can help, on wet rooms, shower walls and tiled floors alike.
Bathrooms in smaller places like Lintmill work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

Lintmill questions
Can you do regrouting in Lintmill?
Yes. We work across all of Scotland, and Lintmill is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.
What guarantee comes with regrouting in Lintmill?
All our work, in Lintmill and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.
Do you grout the corners?
Silicone. Grout belongs between the tiles and moving joints need sealant.
I rent my home. Can I book you?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Do you reseal at the same time?
Normally we do both. Grout fills tile gaps and sealant handles the moving joints, so we renew both and include it in your quote.
Is it OK to seal over old sealant?
No. We remove every bit of old sealant first.
Could my grout be a different colour after regrouting?
Yes, plenty of people choose to. Darker grout can hide marks, while lighter grout brightens a room.
Are you an approved applicator?
Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.
Bathrooms and kitchens in Lintmill
Lintmill is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
Around Lintmill, as everywhere, regrouting is only as good as the preparation behind it.

Why deal with it now?
With regrouting, your tiles stay where they are. Retiling means stripping the walls, making good and choosing new tiles, and often a few days without a shower. If the tiles are sound, regrouting is the simpler fix. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will go through it with you.

What we do, step by step
When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a few hours for a shower enclosure, longer for a whole room. Outside jobs in Lintmill need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We check the tiles for any that are hollow or loose.
- We rake out the grout evenly, protecting the tile edges.
- The joints are vacuumed clean.
- New grout is pressed into the joints and the tiles are cleaned.
- We finish with silicone in the moving joints.
Before we arrive
- Mention if the joints have been sealed before
- Plan for the work area to be out of bounds to pets and children
- For indoor joints, keep the area dry beforehand if you can

Advice
For landlords and businesses
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Letting agents and landlords in Lintmill can book us as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.
Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Give the walls a quick rinse after use
- Skip wire brushes and scourers
- Avoid neat bleach and strong acid descalers on grout
- Open a window or run the fan to clear steam
Use a gentle cleaner on the grout and a soft brush. Keep harsh bleach and acid limescale removers away from it because they wear grout away.
If grout in the shower is washing out, act soon. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.
Common problems we fix in Lintmill
Movement behind the tiles cracks grout. That can be a loose tile, a flexing floor or a stud wall, so we check the tiles before we start.
The most common problems we see are:
- Grout that makes sound tiles look old
- Grout washed out of a shower
- Floor grout that has worn and darkened
- A grout colour that no longer suits the room
If you live in an older home near St Mary's Collegiate Church, walls and floors in older homes can move, and sealant and grout show it first.

Some jobs are bigger than they look, and some smaller. What affects the quote:
- Any mould that needs treating
- The type of sealant required

- The old material and how stubborn it is
The cost reflects the work involved, not guesswork. That is why we ask a few questions first and send you a clear quote before any work starts.
