Lintmill Gutter Sealing
Gutter sealing across Lintmill and nearby, with every bit of old sealant taken out first and a one-year guarantee.
- Garage door frames letting rain in
- Internal damp traced to a gutter joint
- Stop ends leaking at the end of a run
Gutter sealing for homes and businesses in Lintmill
A leaking gutter joint marks the wall and wets the ground underneath. Resealing the joint is often all it needs if the gutter is not damaged. If you are dealing with rain getting in around a garage door and dripping gutter ends, we can help, on uPVC fascias, soffit joints and gutter joints alike.
Outside joints can only be sealed when they’re dry, so work in Lintmill depends on the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.
We stand behind the work with a 12-month guarantee, so you are not left on your own once the job is done.

How the visit works
At the end, we look at the finished work together. The visit itself normally takes anything from an hour or two to a few hours, depending on how much there is to do. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We look at the gutters, fascias and trims and agree the joints to seal.
- We clean out each joint.
- We make sure everything is dry.
- We apply exterior or gutter sealant and finish it neatly.
- We check our work before we leave.
How to prepare
- Let us know about parking restrictions
- Keep pets and children clear of the area while we work
- Clear items away from the joints we are working on

Related advice
Different surfaces, different methods
Garage door frames
The joint between frame and brickwork moves and weathers. An exterior sealant suits them.
Soffit joints
We choose a sealant colour that suits the soffit.
Work for landlords, hotels and businesses
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
Common problems we fix in Lintmill
End caps get knocked or pushed by water. Once the seal behind them fails, they drip.
Signs it’s time to call us include:
- Old sealant on roofline trims that has split
- Gaps along fascia and soffit joints
- Damp on an inside wall under a dripping gutter
- Water running down the wall below the gutter
In and around Lintmill, as anywhere, good gutter sealing starts with a clean, dry, properly prepared joint.
What your quote should include
- Who does the work, and how experienced they are
- Which sealant they’ll use, and why
- What preparation is included
- Whether VAT is included
Lintmill buildings and the weather
Lintmill is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on gutter, fascia and roofline joints, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
In the older streets around St Mary's Collegiate Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

Lintmill questions
Does the coastal weather in Lintmill affect outside sealant?
Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
Is Lintmill in your area for gutter sealing?
Yes. We work across all of Scotland, and Lintmill is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
Where do you work from?
Mr Mastic is based in Crawley. We cover Lintmill and the rest of Moray, along with the rest of our area.
Do you take out the old sealant first?
Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
Is sealant enough for a gutter that has dropped?
No. If the gutter sags, the joints keep opening so it needs refixing before sealing.
Can landlords and businesses book you?
Yes, we do. Domestic, commercial and hotel work are all part of what we do, and we are fully insured.
Should I try DIY first?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Is gutter cleaning part of the job?
The joints we seal are cleaned out and any debris nearby is cleared. Cleaning the whole run is a different job.
What we can’t put right
We won’t take on work that will not last, so these are the limits:
- Downpipes that are blocked or broken
- Gutters that have dropped or pulled away
- A gutter length that has split
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.
Joints and surfaces we work on
- Garage door frames
- Roofline trims
- Gutter end caps
- uPVC fascias
- Gutter joints
- Soffit joints
DIY versus a professional finish
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
What affects the cost of gutter sealing
Your quote is based on your job. We look at:
- How much old sealant there is and how hard it is to remove
- Working hours on commercial sites
- Any mould that needs treating
- The amount of work
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
What we need to know
Before you ask for a quote, have a think about:
- Any previous sealing or DIY work
- What’s wrong with the joints now
- Access, such as stairs, a lift or height
- The address or postcode of the job
Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we will talk you through the work before giving you a price.
