Gutter sealing near Sandend

What gutter sealing looks like in Sandend

Sandend is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on gutter, fascia and roofline joints, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Around Sandend, as everywhere, gutter sealing is only as good as the preparation behind it. Schools such as Fordyce Academy are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.

Sandend is about 8 miles east of Buckie, in Aberdeenshire. Sandend gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. How we handle gutter sealing in Sandend

A drip at a gutter joint is easy to ignore, but the water lands on the same spot every time it rains. Sealing it is quick while the gutter is still sound. Typical jobs include old sealant on roofline trims that has split and quick sealant fixes on gutters that didn’t last, on uPVC fascias, roofline trims and gutter joints.

External sealant needs dry surfaces, so outdoor work around Sandend is planned around the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

Soffit joints

Gaps at soffit joints can let in draughts and insects. We close them with a suitable sealant.

uPVC fascias

Fascia board joints can open up. We seal them neatly with a matching sealant where possible.

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Boards that have decayed or split
  • Guttering that needs replacing
  • Problems with the roof covering

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.

What we seal

  • Gutter joints
  • Garage door frames
  • Gutter end caps
  • Soffit joints
  • uPVC fascias
  • Roofline trims

What we do, step by step

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a few hours, depending on the number of joints and the access, depending on the amount of work. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We look at the gutters, fascias and trims and agree the joints to seal.
  2. Each joint is cleaned and any old sealant removed.
  3. We make sure everything is dry.
  4. The sealant is applied and finished.
  5. The joints are checked once sealed.

What affects the cost of gutter sealing

The quote reflects the job in front of us. We look at:

  • The size of the job
  • Mould in or behind the old joints
  • The old material and how stubborn it is
  • When we can work, for business premises

We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote.

What to tell us for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • How many joints, rooms or windows are involved
  • Photos by email, if that is easy
  • Any access issues, like height or stairs
  • Where the job is, and your postcode

Call for a quick quote, or email us if that’s easier. Tell us about the joints that need doing and we’ll explain what’s involved before giving you a price.

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.

Landlords and agents in Sandend can book us as well as homeowners. Sealant work between tenants keeps a property looking cared for.

Leave it or put it right?

A new garage door isn’t needed for a leaking frame. Resealing the frame joint is often enough. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Common questions in Sandend

Does living near the coast affect gutter sealing in Sandend?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are normally the first to need attention.

Can you do gutter sealing in Sandend?

Yes, Sandend is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

Can you fit new guttering?

No, we reseal joints, end caps and trims. Replacement needs a gutter installer or roofer.

Can you seal fascia and soffit joints?

Yes, often alongside gutter joints. Each joint is cleaned and sealed.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.

Where do you work from?

We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Can landlords and businesses book you?

Yes. As well as householders, we work for landlords, agents, businesses and hotels.
