Why act early in Sandend

Replacing sash windows is a big decision for a period home, and in listed buildings it may need consent. If the frames are sound, renewing the mastic deals with gaps and draughts at the surround. In a place like Sandend, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

Why choose Mr Mastic in Sandend

About our sand mastic in Sandend

Burnt sand mastic is a traditional material that sits naturally against stone and brick. It suits period and listed homes, where modern sealant can look out of place. If you have window mastic to renew ahead of painting and draughts and rain around sash boxes, we can put it right, on stone surrounds, period & listed homes and sash and case windows alike.

Outdoor sealant needs a dry surface, so window work around Sandend is planned around the weather. Tell us about access to all the windows and doors, upstairs included.

We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

Different surfaces, different methods

Timber door frames

A neat sand mastic joint round a front door suits a period home.

Tenement and terrace windows

Upper-floor windows need access planning. Let us know the floor and we’ll confirm access.

When something else is needed

New sealant can’t fix everything, and we’d rather say so up front. It won’t solve:

  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Cracked or broken glass
  • Sashes that need overhauling

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

What we seal

  • Tenement windows
  • Sash and case windows
  • Stone surrounds
  • Brick reveals
  • Period & listed homes

What affects the cost of sand mastic

The quote reflects the job in front of us. We look at:

  • Whether there’s mould to deal with
  • The old material and how stubborn it is
  • When we can work, for business premises
  • How many areas need sealing

What you pay reflects the work, not guesswork. That is why we ask about the job first.

What we need to know

When you call or email, it’s useful to know:

  • The rough size of the job
  • The address or postcode of the job
  • If someone has resealed it before
  • The problem you’ve noticed

Every job is quoted individually, so start by telling us what you need. Simply drop us a line at info@mrmastic.co.uk and describe the job.

Landlords, agents and businesses in Sandend

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Windows and doors in Sandend

Sandend is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

Schools such as Fordyce Academy are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

Signs you need sand mastic in Sandend

Over the years, sand mastic weathers. It dries out, cracks and loses its grip on the stone or timber.

Any of these means the joints need attention:

  • Failed mastic on an exposed elevation
  • Mastic that needs renewing before redecorating
  • Gaps where the frame meets the masonry
  • Wind and rain getting in round a sash window

Around Sandend, as everywhere, sand mastic is only as good as the preparation behind it.

What to look for in a quote

  • How the surfaces are prepared before sealing
  • How much experience the applicator has
  • Whether they seal over old material or remove it
  • What happens if they find a problem under the old sealant

10 questions to ask before you book

Common questions in Sandend

Does living near the coast affect sand mastic in Sandend?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are generally the first to need attention.

Do you cover Sandend for sand mastic?

Yes. Our work covers the whole of Scotland, and Sandend is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.

Can I paint the new mastic?

The usual advice is to leave sand mastic unpainted. Ask us before you decorate around it and we’ll talk you through it.

Do you work for hotels and businesses?

Yes. We’ve worked for hotels, offices and other businesses.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little.

What exactly is sand mastic?

Sand plus a binder based on linseed oil. It’s applied by hand and shaped to suit the surround.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

The process

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a few hours for a single window, longer for several. For a place like Sandend, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We start by checking each surround and agreeing the joints to renew.
  2. We rake out the old mastic and clean the joint.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. We dress the surface so it sits neatly against the masonry.
