Sand mastic in Fordyce

Our applicators renew the sand mastic around sash and case windows and doors in stone and brick. The old mastic is raked out, and new mastic is applied and shaped by hand. If you have gaps where the frame meets the masonry and old sand mastic that has cracked, crumbled or fallen out, we can put it right.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

You’re covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Landlord and commercial work in Fordyce

We work for landlords and letting agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will quote.

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

What sand mastic looks like in Fordyce

Fordyce is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Around Fordyce, as everywhere, sand mastic is only as good as the preparation behind it. For site and facilities teams at buildings such as Fordyce Academy, the mastic around its windows and doors needs looking after like any other building’s.

What happens on the day

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes anything from a few hours to a full day, depending on how many windows, including the tidy-up. Somewhere like Fordyce may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We check each window surround and the condition of the joint.
  2. We rake out the old mastic and clean the joint.
  3. We fill deep gaps so the new mastic is not too thick.
  4. New sand mastic is applied and shaped by hand.
  5. We finish the mastic to a tidy line.

FAQs for Fordyce

Is Fordyce in your area for sand mastic?

Yes. We work across all of Scotland, and Fordyce is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.

Does the coastal weather in Fordyce affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are generally the first to need attention.

Can you replace silicone on a period window with sand mastic?

Often, yes. Once the silicone is out and the joint prepared, sand mastic is applied by hand.

Can I add another job to the visit?

Yes, we can. More than one area can go on one quote.

Where do you work from?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

Are you fully insured?

Yes. We are fully insured, and we can confirm the details when we quote.

Is it possible to paint over sand mastic?

Sand mastic is normally left unpainted, which is what traditional guidance recommends. Ask us before decorating.

Is sand mastic better than silicone for my windows?

We’ll talk it through with you. Sand mastic suits many period homes and newer frames suit modern sealant.

What the job involves on each surface

Sash and case windows

The mastic round a sash window is on show, so a neat, even finish matters.

Tenement and terrace windows

Rows of sash windows on tenements and terraces often need renewing together. We can do one window or several.

Looking after it afterwards

Aftercare is simple:

  • Renew mastic before redecorating the windows
  • Ask a joiner to look at soft timber first
  • Leave the new mastic unpainted
  • Avoid patching sand mastic with silicone

Leave the new mastic alone while it firms up. It forms a skin fairly soon but needs longer to fully harden.

Sound mastic protects the frame. Once it fails, water can sit against the timber and timber that stays wet can rot.

What happens if it’s left?

New mastic over crumbling mastic won’t hold. We remove the loose material first so the new mastic stays put. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Call for a quick quote and we’ll go through it with you.
