Bathroom & kitchen resealing in Kingston, Moray
Bathroom resealing across Kingston and nearby, with every bit of old sealant taken out first.
- A joint torn by a bath that flexes
- Damp behind the bath or under the tray
- Lumpy, uneven sealant from a DIY attempt
Why it’s worth doing now in Kingston
Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that is a far bigger job than a reseal. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Kingston questions
Is Kingston in your area for bathroom resealing?
Yes. We work across all of Scotland, and Kingston is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.
Do you cover smaller places like Kingston?
Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Are you insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
Does the resealing come with a guarantee?
Yes, for 12 months. Good ventilation and gentle cleaning help it last.
I rent my home. Can I book you?
We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.
What information do you need?
Let us know what needs doing and where. If we need more, we’ll ask.
Can you reseal around my kitchen sink and worktop?
Yes. Where it’s needed by the sink, we use a food-safe sealant.
What affects the quote in Kingston
Jobs vary more than people expect. The main factors:
- How easy the joints are to reach
- The number of rooms or windows
- Any working-time requirements on site
- Whether there’s mould to deal with
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Call for a quick quote and we will go through it with you.
What we need to know
When you contact us, it’s useful to know:
- Roughly how big the job is
- If it’s domestic, commercial or a hotel
- The problem you’ve noticed
- Where the property is
There’s no standard price list, as no two jobs are quite the same. Instead, we give you a clear quote for your job. To get started, email us at info@mrmastic.co.uk.
What we do, step by step
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes two to three hours for a typical bath, depending on how much old sealant there is. Outdoor work around Kingston depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Preparing for the visit
- On commercial sites, let us know about site rules
- Tell us if parking is tricky
- Tell us about any previous sealing or DIY attempts
Ask for a quote

What else we do in Kingston
Should I try it myself first?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Landlords, agents and businesses in Kingston
Housing providers, facilities teams and property managers book us too in Kingston and across Moray. We can quote a run of properties together.
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Aftercare tips
To keep the joints looking good and working properly:
- Never pick at the silicone with a blade
- Dry worktop joints after washing up
- Check the joints every few months for splits or lifting
- Wait for the cure time we give you
Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning usually won’t remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
Bathrooms and kitchens in Kingston
Kingston is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
For an older house near a landmark such as Garmouth Church, walls and floors in older homes can move, and sealant and grout show it first. Around Kingston, as everywhere, bathroom resealing is only as good as the preparation behind it.
Kingston is about 5 miles west of Buckie, in Moray. Homes, rented property, offices and hotels in Kingston can book us for bathroom resealing, old or new, large or small. The work is guaranteed for a year. Our area takes in 58 places across Moray. For nearby work, see our Aberdeen page (52 miles or so).
Work in IV32 is quoted and booked the same way as anywhere else. We cover properties on Lein Road, Beach Road and Mid Street and the roads around them. If you’re just outside Kingston, we cover Garmouth (1 mile south), Nether Dallachy (2 miles south-east), Bogmoor (2 miles south-east), Upper Dallachy (2 miles south-east) and Lochhill (3 miles west). We also work in nearby towns such as Elgin (8 miles west), Buckie (5 miles east), Lossiemouth (7 miles north-west), Keith (11 miles south-east), Ashgrove (7 miles west) and Portknockie (10 miles east). Island and remote addresses take a little more planning, so please mention your location when you drop us a line at info@mrmastic.co.uk.

What sealant work can’t fix
It helps to know what we can’t do too:
- Cracked or missing grout between tiles (that is regrouting)
- A tray or bath that’s cracked through
- A bath or tray that moves because it is not properly supported
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.
