Sand mastic near Fochabers

How we handle sand mastic in Fochabers

We work across Fochabers renewing sand mastic on sash windows and doors. Every joint is cleaned out and filled by hand for a neat, traditional finish. If you’re dealing with mastic that needs renewing before redecorating and gaps where the frame meets the masonry, we can put it right, on tenement windows, timber door frames and brick reveals alike.

In and around a place like Fochabers, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

The work is covered for a year after we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

What the job involves on each surface

Period and listed homes

Sand mastic is the like-for-like choice for many period homes. If your home is listed, ask your local planning authority about consent.

Sash and case windows

Sash windows are where we do most sand mastic work. We renew the mastic round each box.

When something else is needed

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Sash cords, weights and draught-proofing of the sashes
  • Crumbling stone or brickwork round the window
  • Planning or listed building consent (your local planning authority decides)

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

What happens if it’s left?

New mastic over crumbling mastic won’t hold. We remove the loose material first so the new work lasts. In a place like Fochabers, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Can you quote for more than one area?

Yes. More than one area can go on one quote.

How long does sand mastic take?

That depends on how much there is to do, but most jobs take a few hours for a single window, longer for several. We’ll give you a better idea when we quote.

What’s sand mastic made of?

Sand mastic is a traditional material for pointing round windows and doors. It combines sand with a linseed-oil-based binder.

What sand mastic looks like in Fochabers

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

For an older house near a landmark such as St. Mary's Fochabers, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Schools such as Milne's High School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

What affects the quote in Fochabers

The price is agreed before any work begins. It’s based on:

  • Which sealant suits the joint
  • The number of rooms or windows
  • The size of the job
  • When we can work, for business premises

Doing several joints on one visit is normally more efficient than separate visits. You will get one clear quote for the whole job.

Asking for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved
  • Any previous sealing or DIY work
  • Pictures of the joints, sent by email

Getting a quote is simple: let us know the job and the location and its rough size. Photos by email help us understand the job.

What happens on the day

We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. It normally takes anything from a few hours to a full day, depending on how many windows. Outdoor work around Fochabers depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. Each surround is checked first.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out.
  4. We point the joint with sand mastic by hand.
  5. The finish is dressed neatly.

Before we arrive

  • Tell us about any previous sealing or DIY attempts
  • For indoor joints, keep the area dry beforehand if you can
  • Clear items away from the joints we’re working on
