Blackhills Window Mastic
Our applicators work in Blackhills on mastic around window and door frames, sills and patio doors. Old material cut out, joints cleaned and sealed neatly.
- Rain getting in at the frame or under the sill
- Untidy mastic left by window fitters
- Gaps where the sill meets the wall
How we handle window mastic in Blackhills
Colour matters on a frame. We can seal in white, brown, anthracite grey, black or clear, so the line suits the frame instead of standing out. If you have white mastic on grey or black frames and black, perished sealant on frames, we can put it right, on uPVC windows, timber windows & doors and patio & French doors alike.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

What we cannot put right
It helps to know what we can’t do too:
- Damp coming through the wall itself rather than the frame joint
- A door that needs adjusting, rehanging or new seals
- Soft or decayed wood in the frame
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

Your questions about window mastic in Blackhills
Is Blackhills in your area for window mastic?
Yes. We work across all of Scotland, and Blackhills is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.
Will you come out to Blackhills?
Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
What should I tell you?
A short description and the location. We will ask anything else we need to know.
What does window mastic cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we’ll talk you through it.
Can landlords and businesses book you?
Yes, we do. We work in homes, commercial premises and hotels.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
How long should I leave it?
That depends on the sealant used, so follow the cure time we give you when we finish.
Can resealing stop a draught around my window?
Often, yes. The gap between frame and wall is a common source of draughts, and resealing inside and out closes it.
Different surfaces, different methods
Patio & French doors
Patio and French doors have the longest joints on most houses. Most leaks start at the bottom corners, so we pay close attention there.
Timber windows & doors
On period timber windows, traditional sand mastic is sometimes the better choice. We can talk through the options.
Blackhills homes and the weather
Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
Around Blackhills, as everywhere, window mastic is only as good as the preparation behind it.

Aftercare tips
Good habits help new joints last longer. A few tips:
- Don’t paint over the silicone
- Air rooms to keep condensation down around windows
- Use gentle cleaners on frames and sealant
- Don’t aim a pressure washer at the joints
Silicone cannot generally be painted, so if you’re planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.
A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.
Leave it or put it right?
Once mastic fails, rain can get between the frame and the wall. Over time that can mean damp patches, damaged plaster and rotting timber. A reseal is a much smaller job. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

When to call us in Blackhills
On timber frames, paint and putty build up around the joint. Mastic painted over many times cracks with the paint, and timber moves with moisture as well as temperature.
It’s worth asking for a quote if you see:
- Black, perished sealant on frames
- Rain getting in at the frame or under the sill
- Draughty joints inside around the window
- Hard, cracked sealant around windows
Rented homes near Elgin station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.
What your quote should include
- How long the guarantee is
- What happens if the job turns out different
- Is VAT in the price?
- When the joint can take water or movement
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly.
What we do, step by step
There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the job takes most of a day for a typical house, less for a few frames in most cases. Somewhere like Blackhills may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We start by checking each window and door with you.
- We remove the old mastic and clean the frame and the wall.
- Deep gaps are filled with backing rod to set the depth.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- Finally we tidy up and check each joint.
How to prepare
- Let us know about stairs, lifts or work at height
- Tell us about any water getting in
- Clear items away from the joints we are working on
