How we handle window mastic in Newton

Over two decades of sealing frames has taught us which products suit which walls. We are ARBOMaster approved and fully insured, and we give a 12-month guarantee on the work. We’re often asked to deal with cracked internal joints between frame and plaster and cold air getting in at the frame edge, across uPVC windows, timber windows & doors and aluminium frames.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

Why act early in Newton

The work is quick compared with the damage it prevents: it takes a few hours for a handful of frames, longer for a whole house. Leave it until water is coming in and you may need plastering and decorating as well. In an older home around Newton, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts.

Why us?

  • We never seal over old sealant
  • Anti-fungal silicone where joints get wet
  • Neat joints and a tidy finish
  • Over 20 years’ experience

How the job changes by surface

Aluminium frames

Bi-fold and sliding aluminium doors have long frame joints, and the bottom joint sees the most water. We prepare and reseal every joint, backing the deep ones.

Window sills

Sills catch the water running down the glass, so the joints at each end and underneath matter. Each is cleaned out and resealed.

Window mastic in Newton: local notes

Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

If you live in an older home near Spynie Parish Church and Enclosing Walls, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Rented homes near Elgin station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What happens on the day

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take a few hours for a few frames, or a day or more for a whole house. For a place like Newton, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away, along with any loose debris.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

What affects the cost of window mastic

You will get a clear quote before we start. It’s based on:

  • Access and height
  • The number of rooms or windows
  • The size of the job
  • The type of sealant required

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will explain what it covers.

What we need to know

When you call or email, these details help:

  • Whether it has been sealed before
  • Photos by email, if that is easy
  • Any access issues, like height or stairs
  • The rough size of the job

We don’t publish a price list, as no two jobs are quite the same. Instead, we send you a clear quote for your job. To get started, email us at info@mrmastic.co.uk.

Questions from Newton

Can you do window mastic in Newton?

Yes. Our work covers the whole of Scotland, and Newton is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Is Newton within the area you cover?

Yes. Newton is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is there any odour?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

Do you work for landlords and businesses?

Yes. As well as householders, we work for landlords, agents, businesses and hotels in Newton.

Can tenants book the work?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

Can I do it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

Can you reach windows above the ground floor?

Yes, as long as they can be reached safely. Tell us about access when you get in touch and we will plan for it.

How long does it take to reseal the windows on a house?

A few frames take a few hours, while a whole house takes longer. You’ll get a timescale with the quote.

When it isn’t the sealant

We will not take on work that will not last, so these are the limits:

  • Soft or decayed wood in the frame
  • Faulty window hardware
  • A door that needs adjusting, rehanging or new seals

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Surfaces we seal

  • Patio & French doors
  • Composite doors
  • Timber windows & doors
  • uPVC windows
  • Window sills
  • Aluminium frames

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can go on one quote.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
