Quotes for window mastic in Dyke

We do not publish a price list, because jobs vary so much. The quote depends on:

  • The number and length of the joints
  • How much old sealant there is and how hard it is to remove
  • Any mould that needs treating
  • Which sealant suits the joint

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Helping us quote

To make quoting easier, please include:

  • Any previous sealing or DIY work
  • How many joints, rooms or windows are involved
  • Where the job is, and your postcode
  • Access, such as stairs, a lift or height

If you’re in Dyke and need window mastic, send an email to info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.

How we handle window mastic in Dyke

A window frame and the wall around it expand and shrink at different rates. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. That’s why the joint needs a flexible, low-modulus sealant rather than something rigid. Typical jobs include cold air getting in at the frame edge and mastic that has split away from the wall, across timber windows & doors, aluminium frames and composite doors.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

The work is covered for a year after we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

Mr Mastic applicator sealing the top of a white uPVC door frame on a red-brick house

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

Do you need window mastic in Dyke?

Sills take more water than any other part of a window, so the sill ends and the joint below the frame are common leak points. When that sealant fails, water gets into the wall or under the frame.

People generally contact us after spotting one of these:

  • Mastic that has split away from the wall
  • Old mastic that has gone black or come away
  • White mastic on grey or black frames
  • Cold air getting in at the frame edge

In the older streets around Dyke Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Choosing a sealant specialist

Surface by surface

Aluminium frames

Large aluminium doors have long joints down each side and across the head, and the bottom joint sees the most water. Each is cleaned, backed where deep and resealed.

uPVC windows

Some uPVC windows were sealed at fitting with a quick bead that never bonded. It comes out, deep gaps get backing rod and the joint is resealed.

What we do, step by step

On the day, we start by going over the job with you. Surfaces next to the work are protected before work begins. The work generally takes a few hours for a handful of frames, longer for a whole house. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

How to prepare

  • On commercial sites, let us know about site rules
  • Move anything stored near the joints
  • Mention if the joints have been sealed before

FAQs for Dyke

Do you work for landlords with property near Forres station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Will you come out to Dyke?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can new window sealant be painted?

Silicone generally won’t take paint. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.

Can new sealant go over the old?

No. We remove every bit of old sealant first, so the new sealant bonds properly.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover Dyke, along with the rest of our area.

Do you work for hotels and businesses?

Yes, regularly. We can plan bigger jobs in stages to suit the site.

Can you get sealant to suit coloured frames?

Yes. We can use white, brown, anthracite grey, black or clear, so the joint suits the frame.

Can you do several jobs on one visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Honest limits

We will not take on work that won’t last, so here’s what sealant can’t put right:

  • Condensation trapped between the panes
  • Damp problems in the wall away from the window
  • A door that needs adjusting, rehanging or new seals

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

  • uPVC windows
  • Aluminium frames
  • Timber windows & doors

Window mastic in Dyke: local notes

Dyke is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

If you let a flat or house near Forres station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
