How we handle window mastic in Newmill
Every window and door frame has a gap around it, and mastic is what closes it. Once that seal fails, wind and rain find the gap. Our applicators cut it out and replace it with a flexible, weatherproof sealant. If you are dealing with cold air getting in at the frame edge and gaps left after new windows were fitted, we can put it right, on timber windows & doors, aluminium frames and uPVC windows alike.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
Your job is guaranteed for a year, as with all our work.

When to call us in Newmill
Every frame moves through the day. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the masonry beside it stays put. A sealant that cannot keep up eventually tears.
Look out for any of the following:
- Rain getting in at the frame or under the sill
- Cracked internal joints between frame and plaster
- A bead that does not match the frame
- Black, perished sealant on frames
If you live in an older home near Holy Trinity Episcopal Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

How it works
Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take most of a day for a typical house, less for a few frames. Outside jobs in Newmill need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- First, we confirm safe access to each frame.
- Old, cracked mastic is removed completely.
- The surfaces are cleaned and left dry.
- Deep voids are backed, then the sealant is gunned in.
- We tool the joint so water runs off, then clear up.
Preparing for the visit

Advice
Frames and glazing around Newmill
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
Managing a site like Keith Grammar School? Then the mastic around its windows and doors needs looking after like any other building’s. Letting a property close to Keith station? Then renewing tired window mastic between tenants heads off draught and damp complaints.

Questions from Newmill
I let a flat near Keith station. Can you help?
Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.
Is Newmill within the area you cover?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Where are you based?
We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Can I add another job to the visit?
Yes, we can. More than one area can go on one quote.
When is the sealant fully cured?
Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used.
Can you seal the gap between the frame and the plaster indoors?
Yes, we do both. Inside, the joint between frame and plaster is sealed neatly.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Will the old sealant be removed?
Yes. All of the old material is cut out and the joint cleaned.
What affects the cost of window mastic
We don’t publish a price list. What we look at:
- The old material and how stubborn it is
- How easy the joints are to reach
- The product the joint needs
- Whether there’s mould to deal with
What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and give you a clear quote before work begins.
Asking for a quote
To help us quote quickly, let us know:
- A few pictures by email, if you can
- The type of property
- Any previous sealing or DIY work
- How we’d reach the joints
Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. When it suits you, email us at info@mrmastic.co.uk.
DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Surface by surface
Timber windows & doors
Timber moves with moisture as well as heat, so the joint must stay flexible. The paint or stain needs to be sound where the sealant meets it.
Window sills
Every drop off the glass ends up on the sill, so the sill ends and the joint under the frame are vital. They’re cut out and resealed with exterior sealant.
What happens if it’s left?
If you’re painting or rendering, reseal at the same time. A clean new bead makes new paint or render look finished. Around Newmill, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.

- Condensation trapped between the panes
