Sand Mastic in Red Craig
Sand mastic across Red Craig and nearby, with old sealant always removed completely and a one-year guarantee.
- Wind and rain getting in round a sash window
- Cement or filler used on old window joints that has cracked
- Mastic round period door frames that has failed
Sand mastic in Red Craig, done properly
Old sand mastic cracks, crumbles and falls out over time, leaving gaps round the window. Renewing it closes the gap so the surround looks right again. If you have patchy fillers round a sash window and modern sealant on a period surround, we can help, whatever the surface.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
Our work is backed for twelve months, in Red Craig and everywhere else we cover.

Red Craig homes and the weather
Red Craig is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Historic houses like Logie House (about 4.2 miles south) are a reminder that the area around Red Craig has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.
Letting a property close to Forres station? Then any sash windows need sound mastic to keep draughts and rain out. Logie House, about 4.2 miles south, is one of the historic houses in the wider area around Red Craig, and older homes nearby need a sealant that suits their walls.

What we cannot put right
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- Cracked or broken glass
- Timber that has rotted
- Whether work needs listed building consent
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.
Surfaces we seal
- Sash and case windows
- Tenement windows
- Timber door frames
- Brick reveals
- Stone surrounds
- Period & listed homes
DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Do you need sand mastic in Red Craig?
Decorating can disturb tired mastic. It’s often found when windows are being prepared for paint.
It’s worth asking for a quote if you see:
- Draughty sash windows at the surround
- Silicone on a period window that looks wrong
- Patchy fillers round a sash window
- Mastic round period door frames that has failed
Managing a site like Forres Academy? Then larger buildings have plenty of frames, and the mastic around each one ages.
What your quote should include
- Are they insured?
- What preparation is included
- How much experience the applicator has
- What guarantee comes with the work
How to look after the new joints
How long the joints last depends on use and care. We suggest:
- Keep modern sealant off the mastic
- Ask the planning authority about consent for listed or conservation-area homes
- Ask a joiner to look at soft timber first
- Take care around the mastic when scraping paint
When preparing windows for paint, take care around the mastic. Hard scraping can loosen it.
It’s best to renew mastic before painting the windows. Painting over failed mastic hides the problem for a while.

How it works
On the day, we start by going over the job with you, so you know exactly what we’re doing. Surfaces next to the work are protected before work begins. Most jobs take a few hours for a single window, longer for several. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We check each window surround and the condition of the joint.
- The joint is raked out and cleaned.
- Large voids are packed out.
- We point the joint with sand mastic by hand.
- We finish the mastic to a tidy line.
How to prepare
- Mention any parking rules near the property
- Let us know about earlier repairs to the joints
- On commercial sites, let us know about site rules

Related advice
Why deal with it now?
Not every draught comes from the sashes themselves. Open mastic joints round the box can let air in, and renewing the mastic closes them. In an older home around Red Craig, damp from a failed joint can get into timber and plaster.
Leaving a failed joint usually makes the job bigger, not smaller. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.
