Arradoul homes and the weather
Arradoul is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
Around Arradoul, as everywhere, sand mastic is only as good as the preparation behind it. If you look after a building such as Buckie High School, larger buildings have plenty of frames, and the mastic around each one ages.
Arradoul is about 1 mile south-west of Buckie, in Moray. Wherever you are in the AB56 postcode area, we cover sand mastic for homes and businesses. Across Moray, we cover 58 places, and Arradoul is one of them. Aberdeen is on our list too, around 47 miles away.
All of AB56 is covered for sand mastic, from the main roads to the quietest streets. Sand mastic for homes and businesses in Arradoul
Old sand mastic cracks, crumbles and falls out over time, leaving gaps round the window. We rake it out and renew it so the surround looks right again. We work on brick reveals, period & listed homes and tenement windows, and common reasons people get in touch are modern sealant on a period surround and cracked mastic round a front door frame.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
Each job carries a 12-month guarantee, whatever its size.

Your questions about sand mastic in Arradoul
Is sand mastic in a coastal place like Arradoul any different?
Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
Do you cover smaller places like Arradoul?
Yes. Arradoul is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
What’s sand mastic made of?
Sand mastic is a traditional material for pointing round windows and doors. It’s made with sand and a linseed-oil-based binder.
Does someone need to be in?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.
Do you have insurance?
Yes, we are fully insured for domestic and commercial work.
I’m a tenant. Can you help?
Yes. Ask your landlord first, and we can send them the quote if that helps.
Is it possible to take out silicone and use sand mastic instead?
Often, yes. With the silicone removed and the joint cleaned we point it with sand mastic.
How much does sand mastic cost in Arradoul?
Size, access and the old material all affect the cost. Call for a quick quote and we’ll talk you through it.
How the job changes by surface
Sash and case windows
The mastic round a sash window is on show so we finish it carefully.
Tenement and terrace windows
Tenements and terraces often have many sash windows with ageing mastic. We work on single windows or whole elevations.
What affects the cost of sand mastic
For a quick quote, just ask. What matters most is:
- The number and length of the joints
- Whether old sealant or filler has to be cut out
- Working hours on commercial sites
- Mould in or behind the old joints
The cost depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before work begins.
What to tell us for a quote
Before you ask for a quote, have a think about:
- Any access issues, like height or stairs
- Any previous sealing or DIY work
- A few pictures by email, if you can
- What’s wrong with the joints now
We don’t publish a price list, as no two jobs are quite the same. Instead, we send you a clear quote for your job. To arrange one, email us at info@mrmastic.co.uk.
Landlords, agents and businesses in Arradoul
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
Landlords and letting agents in Arradoul can book us as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.
Why deal with it now?
A silicone bead can be quicker, but it can look wrong on a period surround. Sand mastic is the traditional material and blends with the stone or brick. In a place like Arradoul, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and give you a clear price before we start.

Can I do it myself?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
The process
On the day, we look over the joints with you first. We protect the surfaces around the joints before any work starts. The work generally takes a few hours for a single window, longer for several. Outside jobs in Arradoul need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We check each window surround and the condition of the joint.
- We rake out the old mastic and clean the joint.
- We fill deep gaps so the new mastic is not too thick.
- New sand mastic is applied and shaped by hand.
- We finish the mastic to a tidy line.
How to prepare
- Mention if the joints have been sealed before
- Where the joints are inside, avoid wetting them before we arrive
- Mention any tricky access
