Urquhart questions
Do you work for landlords with property near Elgin station?
Yes. We work for landlords and letting agents as well as homeowners. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Do you cover Urquhart for bathroom resealing?
Yes. We work across all of Scotland, and Urquhart is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.
How long will the resealing take?
Allow a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. You’ll know how long to expect before any work starts.
Do you guarantee your resealing?
Yes. Our 12-month guarantee covers every job, and we are fully insured.
Do you do commercial work?
Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.
Can you reseal around my kitchen sink and worktop?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.
Do I need to be at home?
If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.
Can you do several jobs on one visit?
Of course. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.
Bathroom resealing in Urquhart, done properly
A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. Typical jobs include gaps between the worktop and the wall and sealant that has split, shrunk or peeled away, on wet rooms, basins & vanity units and sinks & splashbacks.
A bathroom in a place like Urquhart gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Do you need bathroom resealing in Urquhart?
Plenty of failed sealant has been laid over the top of older sealant. New silicone won’t bond to old silicone, so it lifts, lets water in and traps mould underneath.
Keep an eye out for these signs:
- A messy, uneven bead from a previous reseal
- Water getting behind the bath panel
- Black mould in the silicone that won’t clean off
- A bead that has pulled away from the tiles
For landlords with property near Elgin station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
What your quote should include
- When the joint can take water or movement
- Who turns up on the day
- Whether you can choose the colour
- What happens if they find a problem under the old sealant

What happens on the day
All our tools and materials come with us in the van, so you do not need to buy or prepare anything. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes around two hours for one bath or shower, longer for a whole bathroom. For a place like Urquhart, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- The joint is left to dry, and baths are filled with water first.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, usually around 24 hours.
Preparing for the visit
- Tell us about any previous sealing or DIY attempts
- Clear the area around the work

DIY versus a professional finish
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.
Different surfaces, different methods
Wet rooms
Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.
How to look after the new joints
Joint life depends on how it’s used and looked after. We suggest:
- Dry worktop joints after washing up
- Run the extractor fan during and after every shower
- Wipe the sealant dry after showering
- Never pick at the silicone with a blade
Check the sealant now and then. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.
Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.
Bathroom resealing around Urquhart
Urquhart is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Schools such as Lhanbryde Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
