External mastic near Kingsteps

For landlords and businesses

If you manage several properties in or around Kingsteps, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

External mastic for homes and businesses in Kingsteps

Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant. If you’re dealing with rigid filler in a joint that should flex and gaps where render, brick and frames meet, we can put it right, whatever the surface.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

Kingsteps questions

Do you work for landlords with property near Nairn station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Will you come out to Kingsteps?

Yes, Kingsteps is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

What is backing rod for?

That is backing rod, a closed-cell foam. It stops the sealant going in too deep and bonding to three sides.

Where do you work from?

Our base is Crawley. Our area covers South East England, London and Scotland.

Are you ARBOMaster approved?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

How long does external mastic take?

A typical job takes anything from a few hours to several days, depending on the building, including preparation and clearing up. We’ll confirm how long when we quote.

Do the sealants smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Is there a guarantee?

Yes: twelve months. If anything isn’t right with the work within the year, let us know and we’ll sort it.

Walls and rooflines in Kingsteps

Kingsteps is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

If you look after a building such as Nairn Academy, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Kingsteps is about 1 mile north-east of Nairn, in Highland. Kingsteps gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. We cover 253 towns and villages across Highland. Our Aberdeen page covers work nearby.

Every address in IV12 is covered for external mastic. If you need external mastic at a property on Burnside, Carron Street and Averon Street or a nearby road, we can help. We also cover the places around Kingsteps: Nairn (1 mile south-west), Auldearn (2 miles south-east), Cawdor (4 miles south-west), Dyke (5 miles east) and Mundole (7 miles east). If you are somewhere remote, the job takes a little more planning.

What the job involves on each surface

Cladding and façade panels

Cladding and façade panels are generally separated by sealed joints. Each joint gets a sealant that suits the panel and its movement.

Copings and trims

Joints in copings, parapets and trims are exposed to the worst of the weather. Each is resealed with a weatherproof, flexible sealant.

How to look after the new joints

So the new joints stay in good condition:

  • Clear growth from the base of walls and joints
  • Keep movement joints as flexible joints, not mortar
  • Walk round the building once a year and look at the joints
  • Fix overflowing gutters above sealed joints

Have a quick look at the joints each spring. Splits, gaps at the edges or plants in the joint are early warning signs.

Once a joint can’t move, the wall finds another way, generally as cracking in the brickwork or render nearby. Resealing it early helps prevent that.

Why deal with it now?

A properly done movement joint is an even line in a colour that suits the wall. A rushed bead with no backing looks untidy and doesn’t last. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

How it works

There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The job generally takes a few hours for a handful of joints, longer for a whole elevation from start to finish. Outside jobs in Kingsteps need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. Old sealant and any debris are cut and raked out.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

How to prepare

  • On commercial sites, let us know about site rules
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any parking rules near the property

What we cannot put right

In fairness, some problems need a different trade:

  • Cracked brickwork or render that needs a builder or plasterer
  • Movement that is more than a sealant joint can take
  • Adding movement joints to masonry that has none

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

What we seal

  • Concrete & block
  • Brickwork movement joints
  • Render & cladding joints
  • Façade panels
  • Joints between brick and frames
  • Copings & trims

Do you need external mastic in Kingsteps?

Many joints fail because they were sealed too deep or with nothing behind them. If the sealant sticks to the back as well as the sides, it cannot stretch and rips as the joint opens.

Most people get in touch after spotting something like this:

  • Joints where the bead has come unstuck
  • Failed seals between different materials
  • Brick movement joints where the sealant has split
  • Plants rooting in failed movement joints

For landlords with property near Nairn station, split movement joints are easy to miss on a rental until damp shows inside.
