External & façade joints in Red Craig, Moray

Need external mastic in Red Craig?

DIY versus a professional finish

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

How we handle external mastic in Red Craig

For buildings in Red Craig, we reseal external joints of all kinds, from brick movement joints to cladding panels. Every joint gets the same careful preparation: clean joint faces and the right depth. If you are dealing with hard, crazed mastic that has stopped moving and weeds or debris growing in open joints, we can put it right, whatever the surface.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

All our work is covered by a one-year guarantee.

What external mastic looks like in Red Craig

Red Craig is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

If you look after a building such as Forres Academy, larger buildings have long runs of movement joint that eventually need resealing. Historic houses such as Logie House, about 4.2 miles south, show how far back building around Red Craig goes, and older homes nearby need a sealant that suits their walls.

Red Craig is about 1 mile south-west of Forres, in Moray. Anywhere in IV36, our applicators can take on external mastic. Red Craig is one of 58 places in Moray where we work. We also work in Aberdeen, about 65 miles from Red Craig.

Questions from Red Craig

Is external mastic in a coastal place like Red Craig any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Is Red Craig within the area you cover?

Yes. Red Craig is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

What information do you need?

Just the basics: the address or postcode, what’s wrong and any access issues. Then send an email to info@mrmastic.co.uk.

What does external mastic cost?

Size, access and the old material all affect the cost. Ask us for a quote and we’ll talk you through it.

What’s an expansion joint in brickwork?

Walls move with heat, cold and moisture, and planned joints take up that movement. The gap is sealed with a flexible sealant over backing rod.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Will the old sealant be removed?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Do you need external mastic in Red Craig?

Using the wrong sealant is another common reason. A stiff, general-purpose sealant cannot cope with a joint that moves a lot, so it pulls away from the edges.

People normally contact us after spotting one of these:

  • Water getting into walls through failed joints
  • Joints pointed up with cement by mistake
  • Moss and dirt in joints with no sealant left
  • Joints with sealant missing in places

Letting a property close to Forres station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Choosing a sealant specialist

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Never let anyone fill a movement joint with mortar
  • Walk round the building once a year and look at the joints
  • Ask before painting over external sealant
  • Wash walls gently around the sealant

Give the sealant the cure time we tell you before anything rubs against it. Most exterior sealants skin fast but take longer to cure right through.

Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years, so it’s worth resealing at the first signs.

The process

When we arrive, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before any work begins. The work usually takes a few hours for a handful of joints, longer for a whole elevation. For a place like Red Craig, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. The old mastic and anything lodged in the joint is removed.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

How to prepare

  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any parking rules near the property
  • For business premises, tell us about site rules or sign-in

Leave it or put it right?

A low-modulus sealant is chosen because it moves without pulling hard at the edges. That protects surfaces like brick, render and concrete. A stiffer product can damage the joint edge as it fails. Around Red Craig, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

What it costs depends on the amount of work, how much old material has to come out and access to the work. You will have a clear quote before any work starts.
