What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Subsidence or other structural problems
  • Cracked brickwork or render that needs a builder or plasterer

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

Joints and surfaces we work on

  • Render & cladding joints
  • Concrete & block
  • Façade panels
  • Joints between brick and frames
  • Brickwork movement joints
  • Copings & trims

External mastic in Findhorn, done properly

We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. The colour is chosen to suit the brick or render so the line blends in. If you have panel joints letting water in and movement joints filled with mortar instead of sealant, we can put it right.

In and around a place like Findhorn, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering.

A 12-month guarantee comes as standard.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Aftercare tips

After the cure time, these simple habits help:

  • Show decorators and builders where the movement joints are
  • Keep high-pressure jets off the joints
  • Leave the joints unpainted unless we have said otherwise
  • Walk round the building once a year and look at the joints

Keep the joints clear of soil, plants and climbing growth. Anything that holds water against the joint wears it out sooner.

Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.

What we do, step by step

Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and clear up. It generally takes anything from a few hours to several days, depending on the building. Outside jobs in Findhorn need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Tell us if parking is tricky
  • Plan for the work area to be out of bounds to pets and children

Advice

Your questions about external mastic in Findhorn

Can you help a landlord with a rental near Forres station?

Yes. We work for landlords and agents as well as householders. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Is external mastic in a coastal place like Findhorn any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

What is backing rod for?

We fit closed-cell backing rod wherever the joint depth needs controlling. It sets the sealant depth and prevents three-sided bonding so the bead can stretch.

Do you work in Findhorn?

Yes. We are based in Crawley and work across South East England, London and Scotland, Findhorn included.

What do you need from me for a quote?

Only a few details: where it is, what you’ve noticed and how we reach it. Then email us at info@mrmastic.co.uk.

Is it messy?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Why is there a gap in my brick wall?

Brickwork, render and cladding all move a little, and planned joints take up that movement. The gap is sealed with a flexible sealant over backing rod.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

How we quote for external mastic

Some jobs are bigger than they look, and some smaller. The main factors:

  • Whether there’s mould to deal with
  • How many areas need sealing
  • Whether old sealant or filler has to be cut out
  • How easy the joints are to reach

Doing several joints on one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. We will give you a clear price for the lot.

What we need to know

You don’t need to know the technical terms. It helps if you can tell us:

  • Roughly how big the job is
  • What’s wrong with the joints now
  • How we’d reach the joints
  • A few pictures by email, if you can

What external mastic looks like in Findhorn

Findhorn is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

Homes close to Findhorn Parish Church and Church Hall include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Aberdeen is on our list too, about 65 miles from Findhorn.

Common problems we fix in Findhorn

Sometimes a movement joint was filled with mortar or a rigid filler. With the joint locked solid, the movement turns into cracks elsewhere in the wall.

Look out for any of the following:

  • Failed seals between different materials
  • Rigid filler in a joint that should flex
  • Movement joints with cracked, split or missing sealant
  • Weeds or debris growing in open joints

For landlords with property near Forres station, split movement joints are easy to miss on a rental until damp shows inside.
