External mastic for homes and businesses in Dyke

Getting the depth right is half the job. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, so it bonds to the two sides only and can stretch. We work on façade panels, copings & trims and render & cladding joints, and common reasons people get in touch are hard, crazed mastic that has stopped moving and gaps where render, brick and frames meet.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

Big or small, it’s backed by our 12-month guarantee in Dyke and across Moray.

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

What we do, step by step

You don’t need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the job takes a few hours to a few days, depending on the length of joint and the access for a typical job. Outdoor work around Dyke depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. The old mastic and anything lodged in the joint is removed.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Getting ready for the visit

  • Mention any tricky access

Honest limits

We’ll always be straight with you, so here’s what new sealant will not do:

  • Rising or penetrating damp from elsewhere in the wall
  • Failed render or damaged cladding panels
  • Cracking across the wall rather than at a joint

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.

Dyke buildings and the weather

Dyke is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

For an older house near a landmark such as Dyke Parish Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.

Dyke is about 3 miles west of Forres, in Moray. Dyke gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Dyke is one of 58 towns and villages in Moray where we work for external mastic. Our Aberdeen page covers work nearby.

FAQs for Dyke

Does the coastal weather in Dyke affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Do you cover smaller places like Dyke?

Yes, Dyke is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

What do you need from me for a quote?

A short description and the location. We will ask anything else we need to know.

How long does the job take?

A typical job takes a few hours to a few days, depending on the length of joint and the access, including the preparation. Your quote will say how long we expect yours to take.

Can you do several jobs on one visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Can tenants book the work?

Of course. Ask your landlord first, and we can send them the quote if that helps.

What is backing rod for?

The foam is closed-cell backing rod. It stops the sealant going in too deep and bonding to three sides.

Can landlords and businesses book you?

Yes, often. We can quote for several properties at once, and between tenancies is a good time for the work.

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Make sure movement joints aren’t pointed over
  • Wash walls gently around the sealant
  • Check external joints each spring
  • Get split or bare joints resealed while the damage is small

Do not let soil, plants or ivy build up against the new joints. Anything that holds water against the joint wears it out sooner.

An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick.

Why act early in Dyke

Mortar or ordinary filler might look like a quick way to close an open joint, but it stops the joint moving. The movement then cracks the brickwork or render nearby. A flexible sealant over backing rod is what the joint needs. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What the job involves on each surface

Render joints

Water behind render can lead to blown patches. Resealing the joints early keeps water out and helps it last.

Cladding and façade panels

Where a cladding system has its own specified sealant, we follow it. Tell us what the building has when you get in touch.

When to call us in Dyke

If plants are growing out of a joint, the sealant has normally failed or was never there. Roots and dirt hold water against the wall and make things worse.

Common reasons people contact us are:

  • Cracked joints where brick meets render or frames
  • Failed sealant between panels on a façade
  • Rain getting behind render or cladding at a joint
  • Weeds or debris growing in open joints

Letting a property close to Forres station? Then outside joints that have cracked can let damp into a rental, so check them between lets.
