What sealant work can’t fix

We will always be straight with you, so here’s what sealant cannot fix:

  • Cracked or missing grout between tiles (that is regrouting)
  • A leaking waste, trap or valve
  • A tray or bath that’s cracked through

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Surfaces we seal

  • Sinks & splashbacks
  • Shower trays & enclosures
  • Basins & vanity units
  • Wet rooms
  • Baths
  • Kitchen worktops & upstands

Bathroom resealing in Hilton, done properly

We fill the bath before sealing it. The weight settles the bath to its lowest point, so the bead is not stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. We work on baths, sinks & splashbacks and shower trays & enclosures, and the jobs we see most are sealant that has split, shrunk or peeled away and smears of silicone across the tiles.

For a place like Hilton, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

All our work is covered by a one-year guarantee, wherever you are in Highland.

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. Where the sealant around the visible edge has failed, we renew it.

Baths

The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone, tooled so water can’t sit on it.

Looking after it afterwards

After the cure time, these simple habits help:

  • Keep the fan on for a while after bathing
  • Don’t leave water standing on kitchen joints
  • Stick to a soft cloth and a mild cleaner
  • Avoid abrasive pads on the sealant

Give the silicone time to cure before it gets wet, which is usually around 24 hours. After that, a quick wipe after showering helps keep it clean.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

What happens on the day

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes around two hours for one bath or shower, longer for a whole bathroom. Outside jobs in Hilton need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Mention any parking rules near the property
  • Tell us about any water getting in

What affects the cost of bathroom resealing

There’s no set price list, because no two jobs are the same. The quote depends on:

  • Which sealant suits the joint
  • The size of the job
  • Whether the work is at height
  • Any mould that needs treating

The cost depends on how much there is to do, how hard the old material is to remove and access to the work. We give a clear quote before any work starts, so you know where you stand.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • What’s wrong with the joints now
  • Pictures of the joints, sent by email
  • Whether it’s a home or a business
  • The address or postcode of the job

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. When it suits you, email us at info@mrmastic.co.uk.

Why act early in Hilton

Running new silicone over the old joint can look tidy for a few weeks, but it cannot stick to what’s underneath. Water creeps under it and mould follows, so the next person has twice as much to remove. In an older home around Hilton, damp from a failed joint can get into timber and plaster.

The cost reflects the work involved, not guesswork. That is why we ask about the job first and agree the price before starting.

Bathroom resealing in Hilton: local notes

Hilton is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Hilton has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

For site and facilities teams at buildings such as Dornoch Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In and around Hilton, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
