Glazing silicone in Hilton, done properly

Our work covers conservatory joints, rooflights and glass panels plus shower screens and the bases of glass balustrades. Each joint is cut out, cleaned and resealed. If you have silicone pulling away from the glass and leaks where conservatory glass meets the frame, we can help, on glass balustrade bases, glass-to-glass joints and conservatory frames alike.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.

The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

How we quote for glazing silicone

Some jobs are bigger than they look, and some smaller. The main factors:

  • Any mould that needs treating
  • The amount of work
  • Working hours on commercial sites
  • How many areas need sealing

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Windows and doors in Hilton

Hilton is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on glazing joints and frame seals, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

In and around Hilton, as anywhere, good glazing silicone starts with a clean, dry, properly prepared joint. Managing a site like Dornoch Academy? Then its window and door frames need their mastic kept sound, just like a home’s.

Hilton is about 22 miles north of Nairn, in Highland. Whether you are in the middle of Hilton or further out, glazing silicone is available for homes and businesses alike, from flats and houses to offices and hotels. We cover 253 towns and villages across Highland, large and small.

Jobs for glazing silicone in IV25 works the same way as everywhere else we cover. Local streets include Birchwood and Embo Street, all of which we cover. Close by, we work in Embo (1 mile north-east), Dornoch (1 mile south), Camore (2 miles south-west), Skelbo Muir (2 miles north-west) and Littleferry (3 miles north). Within a short drive, we also cover Tain (6 miles south), Invergordon (15 miles south), Brora (10 miles north-east), Cromarty (15 miles south) and Balintore (11 miles south). Remote and island addresses need a little more planning, so please mention your location when you send an email to info@mrmastic.co.uk.

Your questions about glazing silicone in Hilton

Does living near the coast affect glazing silicone in Hilton?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Is Hilton within the area you cover?

Yes. Hilton is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can I choose the sealant colour?

Yes. Sealants come in white, clear, grey and other colours, and we agree the colour with you before work begins.

Does someone need to be in?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Which products do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will explain our choice.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status and we are fully insured too.

Do you fit new glass or sealed units?

We don’t replace glass. We look after the sealant joints, and we will tell you if a unit looks like it has failed.

What sealant do you use on glazing?

A glazing-grade silicone is best. We use neutral-cure glazing silicone and anti-fungal silicone in wet areas.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Keep conservatory gutters clear of leaves
  • Squeegee the shower screen after each use
  • Check the silicone on glass every year or so
  • Use gentle products around the joints

Don’t use blades or scrapers near the bead when cleaning the glass. Stick to a soft cloth.

Drips or damp near a glazing joint shouldn’t be ignored. The cause may be sealant or another part and we will find out which.

What the job involves on each surface

Rooflights

Rooflight leaks can come from the sealant or the roof. We check which it is.

Glass-to-frame joints

We cut the old silicone from the glass without scratching it before new glazing silicone goes in.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

The process

We bring everything the job needs with us. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours, depending on how many joints need doing. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. First we agree the joints to be done.
  2. Old sealant is removed from the glass and frame.
  3. We clean and prepare the joint.
  4. We apply and tool the new silicone.
  5. The joints are checked before we leave.

How to prepare

  • Mention any leaks or damp you’ve noticed
  • Clear the area around the work
  • For business premises, tell us about site rules or sign-in

Why act early in Hilton

Dealing with a leaking shower screen early protects the floor and ceiling. A small leak can reach the floor below before it shows. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

What you get with us

  • ARBOMaster approved applicator
  • We agree the colour with you first
