Glazing silicone near Brora

Glazing silicone in Brora, done properly

We renew glazing silicone on conservatories, rooflights and glass panels, as well as frameless shower screens and glass balustrade bases. The old sealant comes out, the joint is cleaned and new silicone goes in. Typical jobs include glazing silicone that has cracked or come away and water escaping where a screen meets the wall, on conservatory frames, rooflights and glass balustrade bases.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

All our work comes with our 12-month guarantee, wherever you are in Highland.

What we’re called out for in Brora

Heat and cold make glass and frames move at different rates. In time, the sealant splits or pulls away.

These are the problems we’re asked about most:

  • New silicone smeared over old sealant
  • Water tracking down the inner face of the glass
  • Shower screens leaking along the wall or tray
  • Water getting into a conservatory at the joints

Rented homes near Brora station change hands often, and leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

What to look for in a quote

  • What the cure time is
  • How the colour is chosen
  • What guarantee comes with the work
  • Whether the sealant suits the joint

Our hiring checklist

What we cannot put right

Sealant isn’t the answer to every problem, and we will tell you before we start. Sealant will not put right:

  • Condensation trapped between two panes
  • Failed flashing around a conservatory
  • A roof that has moved or dropped

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Glass balustrade bases
  • Glass-to-glass joints
  • Glass-to-frame joints
  • Conservatory frames
  • Rooflights
  • Shower screens

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can be quoted together.

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Can I do it myself?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Quotes for glazing silicone in Brora

Your quote is based on your job. We look at:

  • The type of sealant required
  • How much old sealant there is and how hard it is to remove
  • The number and length of the joints
  • Whether there’s mould to deal with

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we’ll explain what it covers.

What to tell us for a quote

When you contact us, it’s useful to know:

  • Whether it has been sealed before
  • How many joints, rooms or windows are involved
  • How we’d reach the joints
  • What the problem is, such as mould, gaps, leaks or cracking

Every job is quoted individually, so the first step is telling us about yours. Just drop us a line at info@mrmastic.co.uk with the details, and pictures are welcome.

Your questions about glazing silicone in Brora

Is Brora within the area you cover?

Yes. Brora is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords with property near Brora station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Do you reseal glass shower screens?

Yes, we do these often. The screen is resealed with anti-fungal silicone suited to bathrooms.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

What does glazing silicone cost?

It depends on the job, so we quote each one individually. To get one, email us at info@mrmastic.co.uk with a short description of the job.

What sealant do you use on glazing?

We pick a glazing silicone to suit the materials. Neutral-cure silicone is the usual choice, as some acetoxy types can attack certain metals.

Brora homes and the weather

Brora is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

In and around Brora, as anywhere, good glazing silicone starts with a clean, dry, properly prepared joint.

How it works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from an hour or two to most of a day, depending on the size of the job. Outdoor work around Brora depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First, we trace the leak and check it’s coming through a sealant joint.
  2. The old sealant is removed from the glass and frame without scratching them.
  3. Surfaces are cleaned with a solvent suited to glass and the frame.
  4. Glazing silicone suited to the joint is applied and tooled.
  5. We look over every joint and, where we can, test it with water.

Preparing for the visit

  • Let us know about parking restrictions
  • Move anything stored near the joints
  • Tell us about any water getting in

Keeping the joints in good condition

So the new joints stay in good condition:

  • Act on drips or damp patches early
  • Clear the conservatory gutters regularly
  • Ventilate the conservatory to cut condensation
  • Avoid strong solvents on or near the sealant

On shower screens, wipe or squeegee after use and let the room air. It helps stop mould getting into the silicone.

A leaking shower screen may not show at first. It can damage the floor or the ceiling below before you spot it.
