Floor joint sealing near Hilton

New homes and floors in Hilton

Across Highland, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.

In and around Hilton, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint. If you look after a building such as Dornoch Academy, floor and threshold joints in busy corridors wear quickly and are best resealed early.

About our floor joint sealing in Hilton

In kitchens and bathrooms, the joint where the floor meets a bath panel, plinth or skirting takes mop water every day. A flexible silicone seal keeps it out so water and dirt cannot get in. If you’re dealing with perimeter joints in tiled floors filled with grout and caulk that has cracked where the floor moves, we can put it right, on thresholds, skirting boards and wet room & bathroom floors alike.

Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. In older homes, timber floors move through the year too.

Your job is guaranteed for a year, as with all our work.

What we do, step by step

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours for most rooms, longer for large commercial floors. Outdoor work around Hilton depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First, the floor type, the gap and the traffic are checked.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. We apply the sealant in a colour that suits the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Avoid sloshing water against skirting
  • Don’t fill floor joints with caulk where they move or get wet
  • Ask before painting over a sealed joint
  • Check skirting joints after the heating season

Silicone sealant isn’t made to take paint. If the joint will be painted, tell us beforehand so we use a paintable sealant.

Cracks along tile grout lines come back unless the movement is dealt with. Adding a movement joint early can stop cracks spreading to the tiles.

Surface by surface

Tiled floors

A crack running along a grout line is often a sign of a missing movement joint. We rake out that line and seal it where it suits the floor.

Thresholds

Two different floors meeting at a threshold move differently. We bridge them with a flexible bead.

What affects the cost of floor joint sealing

You’ll get a clear quote before we start. It’s based on:

  • Mould in or behind the old joints
  • Any working-time requirements on site
  • Whether the work is at height
  • The old material and how stubborn it is

A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

Helping us quote

Before you ask for a quote, have a think about:

  • The type of property
  • How many joints, rooms or windows are involved
  • Where the property is
  • Photos by email, if that is easy

To get a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. We’ll give you a clear price before any work starts.

Why act early in Hilton

Floor joints left open collect dirt that’s hard to clean out, and they look untidy. A neat sealed joint is easier to clean. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part.

Why Hilton customers choose us

  • Experience in homes, commercial sites and hotels
  • We leave the area clean and tidy
  • Old sealant always removed completely
  • Fully insured

What sealant work cannot fix

New sealant can’t fix everything, and we’d rather say so up front. It will not solve:

  • A tiled floor that needs relaying
  • Bouncy or failing floorboards
  • Structural movement or subsidence

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

Questions from Hilton

Is Hilton in your area for floor joint sealing?

Yes, Hilton is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Is floor joint sealing in Hilton guaranteed?

All our work, in Hilton and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Do you offer different sealant colours?

Generally, yes. White, clear and grey are common, and other colours are available for many products, and we will agree it with you first.

Do I need to be at home?

That depends on where the joints are. For work indoors, someone needs to let us in.

Should I try DIY first?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.

How long does floor joint sealing take?

That depends on the amount of work, but most jobs take a few hours, depending on the length of joint. We’ll tell you when we quote.

My floor grout keeps cracking in a line. Can you help?

Often, yes, where it suits the floor. We remove the grout and seal the line with flexible sealant.

What sealant do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Work for landlords, hotels and businesses

We also work for property managers and facilities teams. We can quote a run of properties together.
