Bathroom resealing for Tain homes and businesses

Bathroom resealing in Tain, done properly

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. Typical jobs include water getting behind the bath panel and leaking joints on a shower screen, on sinks & splashbacks, wet rooms and baths.

Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

Big or small, you get the same 12-month guarantee in Tain and across Highland.

What sealant work can’t fix

Before you book, it’s worth knowing the limits too:

  • Failed grout lines across the wall
  • Damage behind the tiles that needs a tiler
  • A tray that rocks until it’s re-bedded

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Joints and surfaces we work on

  • Wet rooms
  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Basins & vanity units
  • Baths

How it works

Every visit runs the same way: we check the joints, protect the area around them, do the work and tidy away. It generally takes two to three hours for a typical bath, depending on how much old sealant there is. For a place like Tain, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

How to prepare

  • Clear the area around the work
  • Let us know about stairs, lifts or work at height
  • Keep children and pets away from the work area

Bathroom resealing around Tain

Tain is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Letting a property close to Tain station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as Tain Royal Academy are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Tain is about 24 miles north of Inverness, in Highland. Wherever you are in the IV19 postcode area, we can carry out bathroom resealing at your property. 253 places in Highland are on our list, from the larger towns to small villages.

We work across IV19 for bathroom resealing and the streets around it. Whether your property is on Market Street, High Street and Station Road or a nearby road, we can help. Main roads around Tain include the A9 and B9174, so getting to you is simple. If you’re just outside Tain, we cover Arabella (4 miles south-east), Hill of Fearn (4 miles south-east), Kildary (4 miles south), Fearn (5 miles south-east) and Edderton (5 miles west). Larger places within reach include Alness (11 miles south-west), Dornoch (5 miles north), Invergordon (9 miles south-west), Golspie (12 miles north), Cromarty (9 miles south) and Evanton (14 miles south-west). Being one of Highland’s larger places, Tain has homes, rented property and businesses of every kind. For island and remote addresses, the job takes a little more planning, so mention it when you ask for a quote.

Landlord and commercial work in Tain

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can be quoted together.

What the job involves on each surface

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, including a food-safe sealant where that’s needed. The joint is laid neatly so it’s easy to wipe.

What affects the quote in Tain

The price is agreed before any work begins. It takes into account:

  • Whether the work is at height
  • Mould in or behind the old joints
  • Working hours on commercial sites
  • The size of the job

Leaving a failed joint usually makes the job bigger, not smaller. If you are unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

What we need to know

When you contact us, these details help:

  • Photos by email, if that’s easy
  • The rough size of the job
  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the job is, and your postcode

Want a quote for bathroom resealing? Please send an email to info@mrmastic.co.uk and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.

What happens if it’s left?

Tired sealant is not a reason to replace a bath or shower. Replacing the joint is usually all it takes, as long as the fittings themselves are sound. If something else is wrong, we’ll tell you. In an older home around Tain, damp from a failed joint can get into timber and plaster.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Your questions about bathroom resealing in Tain

Is Tain within the area you cover?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you work for landlords with property near Tain station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Is white the only colour available?

We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done.

Can new silicone go straight over the old?

No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.

Do you guarantee your resealing?

Yes. Every job carries our 12-month guarantee.

Do you reseal kitchen worktops and sinks too?

Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Keep scourers and sharp tools away from the bead
  • Clean with a mild bathroom cleaner and a soft cloth
  • Look for lifting corners and small gaps now and then
  • Run the extractor fan during and after every shower

Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally won’t remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
