Bathroom resealing for Evanton homes and businesses

About our bathroom resealing in Evanton

Homes in Evanton have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. If you have leaking joints on a shower screen and black mould in the silicone that won’t clean off, we can put it right, whatever the surface.

In and around a place like Evanton, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Your job is guaranteed for a year, as with all our work.

What affects the cost of bathroom resealing

Some jobs are bigger than they look, and some smaller. The main factors:

  • The number of rooms or windows
  • The old material and how stubborn it is
  • Working hours on commercial sites
  • The size of the job

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

What we need to know

What to tell us when you ask for a quote:

  • The rough size of the job
  • Any previous sealing or DIY work
  • The problem you’ve noticed
  • Access, such as stairs, a lift or height

Every job is quoted individually, so the first step is telling us about yours. Simply email us at info@mrmastic.co.uk and describe the job.

What bathroom resealing looks like in Evanton

Evanton is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Around Evanton, as everywhere, bathroom resealing is only as good as the preparation behind it. Letting a property close to Alness station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Evanton (Gaelic: Baile-Eoghain) is about 14 miles north of Inverness, in Highland. For bathroom resealing in and around Evanton, please send an email to info@mrmastic.co.uk for a quick quote. We cover Highland from our Crawley base. Our Highland coverage runs to 253 places, Evanton among them.

What we cannot put right

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • Water coming from the plumbing rather than the joint
  • A tray that rocks until it’s re-bedded
  • Failed grout lines across the wall

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.

Joints and surfaces we work on

  • Sinks & splashbacks
  • Shower trays & enclosures
  • Baths
  • Wet rooms
  • Basins & vanity units
  • Kitchen worktops & upstands

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Evanton: your questions answered

Do you cover smaller places like Evanton?

Yes. Evanton is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords with property near Alness station?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Can you reseal around my kitchen sink and worktop?

Yes. Where it’s needed by the sink, we use a food-safe sealant.

Are you insured?

Yes. We’re fully insured for domestic and commercial work.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status.

Can you do several jobs on one visit?

Of course. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.

Will the old sealant be removed?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

How long does the new silicone need before I use the shower?

Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or follow the cure time we give you.

What the job involves on each surface

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.

How the visit works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen and we leave things clean and tidy. For a place like Evanton, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We protect the area and cut out all of the old sealant.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, usually around 24 hours.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Let us know about parking restrictions
  • Mention any tricky access

Advice

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Look for lifting corners and small gaps now and then
  • Clean with a mild bathroom cleaner and a soft cloth
  • Run the extractor fan during and after every shower
  • Wait for the cure time we give you

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.

Landlord and commercial work in Evanton

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.
