Landlord and commercial work in Evanton

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Remedial sealant for homes and businesses in Evanton

Remedial work is what we do when sealant has failed or been done badly. New sealant over old, smeared beads, unsuitable products and hidden mould all have to come out before the joint can be done properly. Common call-outs are for sealant peeling off a dusty or damp surface and repeat leaks from the same joint, across leaking tray & enclosure joints, failed movement joints and botched or over-sealed joints.

In and around a place like Evanton, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

All our work comes with our 12-month guarantee.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Keep an eye on the ceiling below the bathroom
  • Check trays and worktops do not move
  • Always have old sealant cut out, not covered
  • Act on a lifting corner right away

Where we have pointed out another fault, have it put right, because the new sealant cannot hold back a problem underneath.

Warning signs: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Each one is worth getting looked at.

How we quote for remedial sealant

For a quick quote, just ask. What matters most is:

  • How many areas need sealing
  • Any working-time requirements on site
  • Whether the work is at height
  • The product the joint needs

Doing several joints on one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. We’ll send you a clear quote for the lot.

Asking for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • If it’s domestic, commercial or a hotel
  • How many joints, rooms or windows are involved
  • The address or postcode of the job

Want a quote for remedial sealant? Please send an email to info@mrmastic.co.uk and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.

Leave it or put it right?

A failed seal rarely means a new bathroom. When the fittings are sound, stripping and resealing the joints is often enough. Where something else has failed, you’ll hear it from us. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

The process

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours, depending on how many layers have to come out and we leave things clean and tidy. Outside jobs in Evanton need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. Every layer of old sealant is cut and cleaned out.
  3. We clean the joint, treat any mould and let it dry.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. Finally we finish the joint and talk you through what we found.

Preparing for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Clear items away from the joints we are working on
  • Let us know about earlier repairs to the joints

Different surfaces, different methods

Worktops & kitchens

Old kitchen sealant pulls back from the wall over time. We strip it, degrease the joint and reseal.

Movement & expansion joints

Joints filled with mortar, grout or rigid filler can’t move. We rake that out where it can be removed and seal with a flexible product.

When something else is needed

Before booking, it’s worth knowing the limits:

  • A bath, tray or worktop that moves until it’s properly fixed
  • Failed tanking or loose tiles behind the sealant
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.

What we seal

  • Shrunken worktop sealant
  • Mouldy bath & shower sealant

What remedial sealant looks like in Evanton

Evanton is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Rented homes near Alness station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants. Around Evanton, as everywhere, remedial sealant is only as good as the preparation behind it.
