Trusted remedial sealant in Dalmore

Remedial sealant in Dalmore, done properly

With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We’re ARBOMaster approved and fully insured, and remedial work carries our 12-month guarantee. Typical jobs include sealant peeling off a dusty or damp surface and wide, uneven beads that look worse than the old ones, across shrunken worktop sealant, leaking tray & enclosure joints and botched or over-sealed joints.

Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

Every job comes with a one-year guarantee, wherever you are in Highland.

How the job changes by surface

Movement & expansion joints

Some movement joints have been filled with mortar or grout. Where it can be raked out, we replace it with flexible sealant.

Over-sealed & botched joints

A botched joint can hide two or three layers of sealant, and silicone residue is cleaned off the tiles too. Only a clean joint will take a new bead.

Honest limits

We’ll always be straight with you, so here’s what new sealant will not do:

  • A tray or bath that is cracked
  • Older mastics that may need an asbestos check before removal
  • A tray or worktop that needs refixing first

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Where we work in Dalmore

The process

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours, depending on how many layers have to come out and we leave things clean and tidy. Around Dalmore, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Old beads and residue are removed down to clean surfaces.
  3. Mould is treated and the joint dried.
  4. We reseal with a product suited to the joint, backed where needed.
  5. We finish neatly and point out anything that needs another trade.

Preparing for the visit

Advice

Common questions in Dalmore

I let a flat near Alness station. Can you help?

Yes. We work for landlords and letting agents as well as homeowners. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.

Do you work in hotels near Dalmore?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Do you guarantee remedial jobs?

Yes. Our 12-month guarantee covers the work.

What do you need from me for a quote?

Only a few details: the address or postcode, what’s wrong and any access issues. Then send an email to info@mrmastic.co.uk.

Do you come to Dalmore?

Yes. We’re based in Crawley and work across South East England, London and Scotland.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Can you match the sealant colour?

We will suggest a colour to suit the surroundings, from white and clear to greys and other shades. The product needed can limit the range.

Will there be a smell?

Some sealants have a smell while they cure, but it fades. Ventilation helps.

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

What we’re called out for in Dalmore

All sealant wears out eventually. Over the years it shrinks, hardens and gets colonised by mould, faster where ventilation is poor. Then the only fix is removal and a new bead.

Any of these means the joints need attention:

  • Caulk or the wrong sealant used in a wet area
  • Wide, uneven beads that look worse than the old ones
  • Worktop sealant that has shrunk and split
  • Floor or wall movement joints that have failed

For landlords with property near Alness station, botched sealant from a previous quick fix is easier to strip out between tenants.

Comparing quotes

  • Whether the sealant suits the joint
  • The length of the guarantee
  • What happens if they find a problem under the old sealant
  • Whether you can choose the colour

10 questions to ask before you book

Leave it or put it right?

Spraying mould remover on a sealed-over joint doesn’t reach what’s underneath. Removal is the only way to get at it, and the joint treated and dried before resealing. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Use a soft cloth, not a scourer, on silicone
  • Keep an eye on the ceiling below the bathroom
  • Don’t point over movement joints
  • Report a tray that rocks or a worktop that lifts

Ventilation keeps mould away from the new bead: run the fan during and after showers, or open a window.

Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.

Dalmore homes and their sealant

Dalmore is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Dalmore has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

Managing a site like Alness Academy? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you live in an older home near Rosskeen Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
