Honest limits

A few problems are outside what sealant work can do:

  • Cracked brickwork or render that needs a builder or plasterer
  • Failed render or damaged cladding panels
  • Cutting new joints into brickwork, which is building work rather than sealant work

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

Where we work in Evanton

  • Render & cladding joints
  • Brickwork movement joints
  • Copings & trims
  • Joints between brick and frames
  • Façade panels
  • Concrete & block

External mastic for homes and businesses in Evanton

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible exterior sealant takes up that movement where a rigid filler would soon crack. Common call-outs are for failed seals between different materials and movement joints filled with mortar instead of sealant, across joints between brick and frames, copings & trims and render & cladding joints.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

How to look after the new joints

So the new joints stay in good condition:

  • Make sure movement joints aren’t pointed over
  • Tell anyone working on the walls about the movement joints
  • Leave the joints unpainted unless we’ve said otherwise
  • Act on the first splits you see

Keep pressure washers away from the sealant. A strong jet can damage the edges of the bead.

Act while the splits are small. At that stage it’s a simple cut out and reseal before water has had years to get in.

How the visit works

Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for a handful of joints, longer for a whole elevation. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Preparing for the visit

  • Tell us about any previous sealing or DIY attempts
  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about stairs, lifts or work at height

Every job gets its own quote. This is what makes a difference:

  • How many areas need sealing
  • Any working-time requirements on site
  • The size of the job
  • Whether the work is at height

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we’ll talk you through it.

Questions from Evanton

Is external mastic in a coastal place like Evanton any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Can you help a landlord with a rental near Alness station?

Yes. We work for letting agents and landlords as well as householders. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.

Can you seal joints between two different materials?

Yes. Joints between dissimilar materials are a big part of external work. We use a flexible sealant suited to both surfaces.

Do I need to be at home?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Do you have insurance?

Yes. We’re fully insured.

How long should I leave it?

Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used before we leave.

Leave it or put it right?

Sealing over the top of old mastic does not hold for long. New sealant doesn’t bond well to old, weathered sealant, so the old joint is cut out fully first. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Doing several joints on one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. We’ll give you a clear quote for the lot.

Why us?

  • An ARBOMaster approved applicator
  • Arbo and Everbuild products
  • Any old sealant cut out fully, not covered over
  • Homes, businesses and hotels

Walls and rooflines in Evanton

Evanton is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Historic houses like Novar House (about 1.2 miles north) are a reminder that the area around Evanton has older buildings as well as new. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.

Letting a property close to Alness station? Then split movement joints are easy to miss on a rental until damp shows inside.

When to call us in Evanton

Many joints fail because they were sealed too deep or with nothing behind them. If the sealant sticks to the back as well as the sides, it can’t stretch and rips as the joint opens.

Any of these means the joints need attention:

  • Damp patches traced to an open external joint
  • Movement joints with cracked, split or missing sealant
  • Rigid filler in a joint that should flex
  • Sealant that has lost its bond to the brick or render

Novar House, about 1.2 miles north, is one of the historic houses in the wider area around Evanton, and older homes nearby need a sealant that suits their walls.
