Problem with your movement joints in Dalmore? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.

Landlord and commercial work in Dalmore
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.
We also work for property managers and facilities teams in Dalmore and across Highland. We can quote a run of properties together, and we’re fully insured.
External mastic in Dalmore, done properly
A movement joint is only as good as its depth. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, so it bonds to the two sides only and can stretch. We work on joints between brick and frames, façade panels and copings & trims, and the jobs we see most are rain getting behind render or cladding at a joint and panel joints letting water in.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.
Every job is covered by our one-year guarantee.

How the visit works
We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes a few hours for a handful of joints, longer for a whole elevation. Outdoor work around Dalmore depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We start by walking round the building and agreeing the joints and the access.
- We cut out the old mastic and rake out anything in the joint.
- Joint faces are cleaned back and primed if the sealant needs it.
- Backing rod sized to the joint goes in to set the depth.
- We apply the sealant, tool it and check the whole run.
Before we arrive
- Clear items away from the joints we are working on
- For indoor joints, keep the area dry beforehand if you can
- Mention any leaks or damp you’ve noticed
Getting a quote
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. When it suits you, drop us a line at info@mrmastic.co.uk.
Advice
Keeping the joints in good condition
Looking after new joints is easy, and it makes a real difference:
- Act on the first splits you see
- Keep soil, plants and ivy away from the joints
- Check the sealant is paintable before painting near it
- Walk round the building once a year and look at the joints
If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.
Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.
Do you need external mastic in Dalmore?
UV, rain and frost all age exterior sealant. In time it goes hard, crazes on the surface and stops stretching, so the joint eventually tears or comes away from one side.
It’s worth asking for a quote if you see:
- Cracked joints where brick meets render or frames
- Rigid filler in a joint that should flex
- Joints where the bead has come unstuck
- Hard, crazed mastic that has stopped moving
For landlords with property near Alness station, split movement joints are easy to miss on a rental until damp shows inside.
Questions to ask before you book

How we quote for external mastic
Jobs vary more than people expect. What affects the quote:
- Working hours on commercial sites
- How much there is to do
- Which sealant suits the joint
- The number of rooms or windows
We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.
What we need to know
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- What’s wrong with the joints now
- Whether it has been sealed before
- If it’s domestic, commercial or a hotel
- The address or postcode of the job
For a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before any work starts.
Walls and rooflines in Dalmore
Dalmore is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Dalmore is in the west of Scotland, which is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.
If you live in an older home near Rosskeen Parish Church, the joints between older walls, newer extensions and the roofline need a sealant that can move. For site and facilities teams at buildings such as Alness Academy, its movement joints, gutters and trims need looking after like any other building’s.

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
What the job involves on each surface
Copings and trims
Coping joints that leak let water straight down into the wall. Resealing them is a small job that protects a lot.
Cladding and façade panels
Where a cladding system has its own specified sealant, we follow it. Tell us what the building has when you get in touch.
Dalmore questions
Is external mastic in a coastal place like Dalmore any different?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
I let a flat near Alness station. Can you help?
Yes, we work for landlords and letting agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.
Can you reach joints on upper floors?
That depends on how high the joints are and the ground below. Ground-floor joints are simple; for higher work, tell us about the building and we’ll confirm what’s needed.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.
Do you work in Dalmore?

Is the work guaranteed?
Yes: twelve months. If there’s a problem with our work in that time, tell us and we’ll put it right.
Where is Mr Mastic based?
We work from Crawley. We cover Dalmore and the rest of Highland.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
