Bathroom & kitchen resealing in Milton, Highland
Our applicators work in Milton on bath, shower, basin, wet room, worktop and sink resealing. Old sealant removed completely, joints prepared properly.
- Gaps between the worktop and the wall
- A reseal done over the top of the old bead
- Mouldy sealant that has gone black
What happens on the day
Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take two to three hours for a typical bath, depending on how much old sealant there is. For a place like Milton, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Getting ready for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Tell us about access, such as stairs, a lift or high-level joints
- Clear the area around the work

Bathroom resealing in Milton, done properly
Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. Typical jobs include gaps where the bath or tray has moved and damp behind the bath or under the tray, on wet rooms, shower trays & enclosures and basins & vanity units.
Bathrooms in smaller places like Milton work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
You are covered for a year from the day we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

What bathroom resealing looks like in Milton
Milton is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
If you let a flat or house near Fearn station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Homes close to Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Why act early in Milton
Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you’re letting a property or selling it. A smeared, uneven DIY bead does the opposite. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

How we quote for bathroom resealing
The price is agreed before any work begins. It’s based on:
- Whether there’s mould to deal with
- The product the joint needs
- How much there is to do
- How much old sealant there is and how hard it is to remove
The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.
Asking for a quote
You do not need to know the technical terms. Just tell us:
- What the problem is, such as mould, gaps, leaks or cracking
- If someone has resealed it before
- Pictures of the joints, sent by email
- Roughly how big the job is

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
How to look after the new joints
Good habits help new joints last longer. Our tips:
- Keep scourers and sharp tools away from the bead
- Open a window or run the fan so the room dries
- Give the silicone its full cure time
- Keep an eye on the corners, where splits start
Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.
A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.

Kitchen worktops & upstands
Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out.
Baths
Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.
When something else is needed
We’ll always be straight with you, so here’s what new sealant won’t do:
- Water coming from the plumbing rather than the joint
- A bath or tray that moves because it isn’t properly supported
- Cracked or missing grout between tiles (that’s regrouting)
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Is Milton within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
I’m a tenant. Can you help?
Yes. Check with your landlord; we can send the quote to them too.
Should I try DIY first?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Do you work for hotels and businesses?
Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.
Do you do kitchens as well as bathrooms?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.
How long before the new sealant can get wet?
Usually after around 24 hours. You’ll get the exact cure time before we leave.
Can landlords and businesses book you?
Yes, we do. Domestic, commercial and hotel work are all part of what we do, and we’re fully insured.
