How we handle bathroom resealing in Nigg

It is not only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We are often asked to deal with sealant that has split, shrunk or peeled away and damp behind the bath or under the tray, across shower trays & enclosures, basins & vanity units and baths.

A bathroom in a place like Nigg gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

You’re covered for a year from the day we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Run the extractor fan during and after every shower
  • Avoid abrasive pads on the sealant
  • Dry worktop joints after washing up
  • Stick to a soft cloth and a mild cleaner

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

For anyone letting property in or around Nigg, several properties can go on one quote. Send us the addresses and the work at each.

What the job involves on each surface

Basins & vanity units

Basin joints are short and close to eye level: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.

Bathroom resealing around Nigg

Nigg is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

Rented homes near Fearn station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Signs you need bathroom resealing in Nigg

Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.

These are the problems we are asked about most:

  • Black spots spreading through the bead
  • Water getting behind the bath panel
  • Gaps between the worktop and the wall
  • Failed sealant on the screen profile

If you live in an older home near Church of Scotland Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

10 questions to ask before booking

DIY sealant or a professional job?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

When something else is needed

New sealant can’t fix everything, and we’d rather say so up front. It will not solve:

  • Loose or hollow tiles, or failed tanking behind them
  • Cracks in the tray itself rather than the joint
  • A leaking waste, trap or valve

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

How the visit works

The work is kept neat and contained to the joints we’re treating, so you can get on with your day. Expect the work to take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Around Nigg, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

Getting ready for the visit

  • Move anything stored near the joints
  • For business premises, tell us about site rules or sign-in
  • Tell us if parking is tricky
