Nigg Floor Joint Sealing
Our applicators work in Nigg on sealing skirting-to-floor joints, tiled floor movement joints and concrete floor joints. Old material cut out, joints cleaned and sealed neatly.

Floor joint sealing in Nigg
Across Nigg, we seal floor and skirting joints in homes and businesses. We start by checking the floor type and the joint, because the right sealant depends on both. If you are dealing with tiled floors with no room to move and gaps between floors and kitchen plinths, we can help.
New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.
You’re covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Do you need floor joint sealing in Nigg?
New floors settle once they’re in use. Gaps at the edges appear in the first year or so, and rigid fillers crack.
Most people get in touch when they notice one of these:
- Caulk that has cracked where the floor moves
- Open joints that fill with dirt
- Tiled floors with no room to move
- Perimeter joints in tiled floors filled with grout
If you let a flat or house near Fearn station, a tidy floor and skirting joint helps a rental look ready for the next tenant.
Questions to ask before booking
- Are they insured?
- How the joint is cleaned and prepared
- How long the guarantee is
- When the joint can take water or movement
Floor joint sealing around Nigg
Across Highland, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.
If you look after a church, hall or community building such as Church of Scotland Parish Church, floor and skirting joints in halls and kitchens wear like any others.

How we quote for floor joint sealing
Your quote is based on your job. We take into account:
- The number and length of the joints
- Access and height
- Any mould that needs treating
- Which sealant suits the joint
We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.
Asking for a quote
What to tell us when you ask for a quote:
- What’s wrong with the joints now
- How many joints, rooms or windows are involved
- How we’d reach the joints
- A few photos by email, if you can
It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. Whenever you are ready, drop us a line at info@mrmastic.co.uk.
Why deal with it now?
Regrouting a cracked line in a tiled floor rarely fixes it. If the floor needs to move there, the grout will crack again. A flexible movement joint is the fix. In a place like Nigg, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Questions from Nigg
I let a flat near Fearn station. Can you help?
Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.
Can you do floor joint sealing in Nigg?
Yes. Our work covers the whole of Scotland, and Nigg is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Can you reseal concrete floor joints in an industrial unit?
Yes. We clean out the joints and reseal them with a product suited to the floor. Let us know about the traffic and we’ll quote.
Does someone need to be in?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Do you seal kitchen plinths to the floor?
Yes. Wet-area floor joints are sealed with a flexible, water-resistant silicone to keep mop water out.
Is it worth trying it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Why not just use caulk?
Only on dry joints that don’t move. Caulk cracks as the floor moves. A flexible sealant is the better choice.
Can you do several jobs on one visit?
Yes, we can. More than one area can be quoted together.
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Aftercare tips
Aftercare is simple:
- Use furniture pads near skirting
- Walk round the room once a year and look at the edges
- Do not fill floor joints with caulk where they move or get wet
- Don’t paint over silicone
In commercial units, keep pallet trucks and heavy wheels off new joints until they’ve cured. Mark the area off so drivers avoid it.
A tiled floor that cracks along a line will keep cracking until it can move. A flexible joint added early helps protect the tiles themselves.
What happens on the day
When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a morning or an afternoon for most homes. Somewhere like Nigg may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- First, the floor type, the gap and the traffic are checked.
- Any old caulk, grout or sealant is raked or cut out.
- We vacuum out the joint and add backing where the depth needs setting.
- The chosen sealant goes in, coloured to suit the floor.
- We tool it neatly and tell you when it can be walked on and cleaned.
How to prepare
- Let us know about parking restrictions
- For business premises, tell us about site rules or sign-in
- Keep children and pets away from the work area
