Floor joint sealing for Arabella homes and businesses

About our floor joint sealing in Arabella

Every floor moves a little, so its edges need a joint that can flex. Skirting-to-floor gaps, tiled floor joints and concrete joints are all sealed. Typical jobs include failed seals where bathroom floors meet baths and panels and cracked caulk along skirting in bathrooms and kitchens, across thresholds, commercial floors and concrete floor joints.

For a place like Arabella, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

Every job is covered by our 12-month guarantee.

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Ask before painting over a sealed joint
  • Avoid caulk in bathrooms and kitchens
  • Mark off resealed joints in warehouses
  • Use furniture pads near skirting

In commercial units, keep pallet trucks and heavy wheels off new joints until they’ve cured. Cone off the area if needed while it cures.

In wet areas, an open floor joint lets water reach the subfloor. Resealing early keeps it out.

When to call us in Arabella

When a tiled floor has no movement joints, the grout takes the strain. You’ll see a crack running along the grout, showing where a movement joint was needed.

Look out for any of the following:

  • Concrete floor joints that have broken down
  • Rigid edge joints in tiled floors
  • Gaps opening between the floor and skirting
  • Caulk that has cracked where the floor moves

In and around Arabella, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.

What your quote should include

  • How the joint is cleaned and prepared
  • Whether all the old sealant comes out first
  • How long to leave it before use
  • Whether VAT is included

Surface by surface

Thresholds

Two different floors meeting at a threshold move differently. We bridge them with a flexible bead.

Concrete floor joints

Old filler, dust and debris are cleaned out of the joint, vacuuming them clean. Backing goes in where the depth needs controlling.

What happens on the day

Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a morning or an afternoon for most homes. For a place like Arabella, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We look at the gap and the floor type and agree the right sealant.
  2. Old caulk, grout or sealant is removed from the joint.
  3. The joint is vacuumed clean, with backing fitted wherever depth matters.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. We tool the joint neatly and tell you when it can be walked on and cleaned.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Clear items away from the joints we’re working on
  • Tell us if parking is tricky

What floor joint sealing looks like in Arabella

Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Across Highland, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

Arabella questions

Is Arabella within the area you cover?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

I let a flat near Fearn station. Can you help?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Will it make a mess?

Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.

How long will you be here?

Most jobs take a few hours for most rooms, longer for large commercial floors. Your quote will say how long we expect yours to take.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Can I choose the sealant colour?

We help you choose a colour that suits, from white and clear to greys and other shades. The product needed can limit the range.

My floor grout keeps cracking in a line. Can you help?

Often, yes. A crack along a grout line often means the floor needs room to move. We rake out that line and seal it with flexible sealant.

Can new sealant go over the old?

No. The old sealant always comes out first, so the new sealant bonds properly.

  • Whether it has been sealed before
  • How we’d reach the joints
  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved
