When to call us in Milton

Soap scum and limescale build up on grout and stick to it. The grout beneath can stain and weaken, and at that point, new grout is the better answer.

Look out for these signs:

  • Discoloured grout on otherwise sound tiles
  • Grout that stays dark however much it’s cleaned
  • Greasy, stained grout behind the hob
  • Grout in a colour the owner wants to change

Letting a property close to Fearn station? Then stained grout drags a rental down, and regrouting between lets puts that right.

Regrouting in Milton, done properly

We regroute showers, bathroom walls and floors, splashbacks and wet rooms. Some jobs are a whole room, others just the shower. Either way, tiled areas in Milton are handled the same careful way. We work on kitchen splashbacks, bathroom floors and wet rooms, and people most often call us about grout that makes sound tiles look old and kitchen splashback grout stained by grease.

In and around a place like Milton, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

What affects the cost of regrouting

Your quote is based on your job. We look at:

  • How much old sealant there is and how hard it is to remove
  • How easy the joints are to reach
  • Which sealant suits the joint
  • Any mould that needs treating

What it costs depends on how much there is to do, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

What we need to know

Photos by email are helpful but not essential. Please mention:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Any previous sealing or DIY work
  • How we’d reach the joints
  • Whether it’s a home or a business

We do not publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, email us at info@mrmastic.co.uk.

The process

There’s no need to move everything out, only the area right around the joints. We protect the rest, and the work takes anything from a few hours to a full day, depending on the area for a typical job. For a place like Milton, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First, we check for loose or hollow tiles and point out any we find.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. We vacuum the joints and clean out the dust.
  4. We fill the joints with new grout, then clean the tiles.
  5. We reseal the internal corners and edges with silicone.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Try not to wet indoor joints just before the visit
  • On commercial sites, let us know about site rules

Advice

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Keep the fan on after showering
  • Do not use strong acidic cleaners on grout
  • Clean grout with a mild bathroom cleaner
  • Wipe water off the walls when you are done

If a tile starts to feel loose, get it looked at early. A loose tile cracks the grout around it and lets water in.

Grout that is washing out of a shower shouldn’t be left. Every shower pushes more water into the gaps, and that water can reach the wall or the floor below.

Why act early in Milton

New grout smeared over the old doesn’t bond well. It sits thinly on top and soon flakes away, taking any repair with it. Raking out to a consistent depth gives the new grout something to hold. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • A floor or wall that keeps moving
  • Tiles that have come away from the wall
  • Waterproofing that has failed below the tiling

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Tiled floors
  • Wet rooms
  • Shower walls
  • Kitchen splashbacks
  • Bathroom wall tiles
  • Bathroom floors

Milton: your questions answered

Will you come out to Milton?

Yes. Milton is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you work for landlords with property near Fearn station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Is it messy?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Are you fully insured?

Yes. We’re fully insured, and we have been doing sealant work for more than 20 years.

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

Will the old sealant be removed?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

What if some of my tiles are loose?

If tiles are loose, something behind them has generally failed. Regrouting alone is not the answer, and we will tell you before we start.

Do you grout the corners?

Corners get silicone, not grout. They flex, and grout there cracks.

Different surfaces, different methods

Shower walls

Most regrouting jobs include a shower. Gaps here let water get behind the tiling.

Bathroom wall tiles

Walls outside the shower get less water but still stain and crack. New grout freshens them up.

Regrouting in Milton: local notes

Milton is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

In the older streets around Church, older homes can move a little, which is hard on rigid grout and tired sealant.
