Regrouting for Arabella homes and businesses

Arabella homes and their sealant

Arabella is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Around Arabella, as everywhere, regrouting is only as good as the preparation behind it.

Arabella is about 13 miles north of Nairn, in Highland. Our applicators cover regrouting for homeowners, landlords and businesses in Arabella and nearby, as part of our work across Highland. Arabella is one of 253 towns and villages in Highland where we work.

About our regrouting in Arabella

Most regrouting jobs include resealing too. Grout belongs between tiles, but internal corners and edges flex, so they need flexible silicone instead. Doing both at once leaves the whole area sound. If you have discoloured grout on otherwise sound tiles and gaps where the shower grout has gone, we can help.

For a place like Arabella, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Cracked floor grout can point to movement underneath. We look for loose tiles first.

Kitchen splashbacks

We can regroute a splashback with the kitchen left in place. The worktop edge is finished with silicone.

Questions from Arabella

Do you work for landlords with property near Fearn station?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Do you cover smaller places like Arabella?

Yes. Arabella is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you work on commercial sites?

Yes. Larger jobs can be planned room by room or area by area to suit the site.

Can you regrout just the shower?

Yes. A lot of our jobs are only the shower, or the area where the grout has gone.

Do you take out the old sealant first?

Yes, every time. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Will it make a mess?

Tidy work is part of the job. We protect what’s around the joints, and we clear up when we are done.

Can I add another job to the visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit.

Do you reseal at the same time?

Normally we do both. Grout and sealant do different jobs, so both are renewed and include it in your quote.

The process

On the day, we look over the joints with you first, so you know exactly what we are doing. Surfaces next to the work are protected before any work begins. The work generally takes a few hours, or longer for a fully tiled room. Outdoor work around Arabella depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. Dust and debris are vacuumed out of every joint.
  4. We fill the joints with new grout, then clean the tiles.
  5. Corners and edges are resealed with flexible silicone, not grout.

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

If you manage several properties in or around Arabella, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs.

Common problems we fix in Arabella

Soap scum and limescale build up on grout and stick to it. In time the grout under it darkens and breaks down, and at that point, new grout is the better answer.

The most common problems we see are:

  • Kitchen splashback grout stained by grease
  • Gaps where the shower grout has gone
  • Grout in a colour the owner wants to change
  • Floor grout that has worn and darkened

Rented homes near Fearn station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right.

What to look for in a quote

  • Is the old sealant removed completely?
  • How the surfaces are prepared before sealing
  • Which colour the sealant will be
  • Who does the work, and how experienced they are

10 questions to ask before booking

What sealant work can’t fix

We won’t take on work that will not last, so these are the limits:

  • Water coming from plumbing rather than grout
  • Waterproofing that has failed below the tiling
  • A structure that flexes behind the tiles

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Bathroom floors
  • Shower walls
  • Bathroom wall tiles
  • Kitchen splashbacks
  • Wet rooms
  • Tiled floors

Why act early in Arabella

Patching a few joints can look like a quick win, but patched grout rarely matches the rest, and the old grout keeps failing around them. Doing the full area gives you one colour and sound joints throughout. In an older home around Arabella, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
