Remedial sealant in Arabella
With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We are fully insured ARBOMaster approved applicators, and every remedial job comes with a 12-month guarantee. We work on failed movement joints, shrunken worktop sealant and leaking tray & enclosure joints, and the jobs we see most are mould trapped under a layer of silicone and gaps opening along the back of the worktop.
Bathrooms in smaller places like Arabella work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
You get a 12-month guarantee, the same in Arabella as everywhere else we work.

Arabella homes and their sealant
Arabella is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

FAQs for Arabella
Is Arabella within the area you cover?
Yes, Arabella is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is Arabella in your area for remedial sealant?
Yes. Our work covers the whole of Scotland, and Arabella is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
What do you need from me for a quote?
Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.
Do the sealants smell?
Sometimes, a little. Any smell clears as the sealant cures.
Can you remove sealant that’s been put over old sealant?
Yes. Each layer is cut out and the residue cleaned off, before resealing with a single bead.
What does remedial sealant cost?
We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
Can I do it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Are you insured?
Yes. We are fully insured for every job we do.
The process
When we arrive, we look over the joints with you first, so you know exactly what we are doing. Surfaces next to the work are protected before any work starts. The work usually takes a few hours, depending on how many layers have to come out. Around Arabella, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- Surrounding tiles, trays and frames are protected first.
- The botched or failed sealant is cut away completely.
- The joint is degreased and checked for movement and leaks.
- Once dry, a suitable sealant is applied and tooled.
- We give you the cure time and explain what caused the failure.
Before we arrive
- Move anything stored near the joints
- On commercial sites, let us know about site rules
- Tell us if parking is tricky

How to look after the new joints
No joint lasts for ever, but care makes a real difference. A few tips:
- Look for stains below bathrooms now and then
- Report a tray that rocks or a worktop that lifts
- Ask why a joint failed before redoing it
- Keep bleach and abrasives off the bead
Leave the new joint to cure fully before it gets wet or moves: follow the cure time we give you.
A split movement joint lets rain into walls and floors, and the longer it’s left, the more the joint edges break down. Resealing while the edges are sound is simpler.
Do you need remedial sealant in Arabella?
Sealant needs a clean, dry surface with no grease on it. Residue, moisture or dust left in the joint weaken the bond, so it starts lifting sooner than it should.
The most common problems we see are:
- Caulk or the wrong sealant used in a wet area
- Repeat leaks from the same joint
- Floor or wall movement joints that have failed
- Thick, messy sealant smeared over tiles
Around Arabella, as everywhere, remedial sealant is only as good as the preparation behind it.

DIY sealant or a professional job?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Leave it or put it right?
Mould under a bead can’t be reached by cleaning. The layers have to come out. In a place like Arabella, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

What sealant work can’t fix
Some problems need a builder, plumber or other trade rather than us:

- Failed tanking or loose tiles behind the sealant
- Older mastics that may need an asbestos check before removal
