What happens on the day

Every visit runs the same way: we check the joints, protect the area around them, carry out the job and clear up. Most jobs take a few hours for a typical bath or shower, longer where several layers have been applied. Outdoor work around Fearn depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. We treat any mould and dry the joint thoroughly.
  4. The right product goes in, with backing where the joint moves.
  5. We finish neatly and point out anything that needs another trade.

How to prepare

  • Keep pets and children clear of the area while we work
  • Tell us about access, such as stairs, a lift or high-level joints
  • On commercial sites, let us know about site rules

How we handle remedial sealant in Fearn

Not every leak is a sealant leak. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. When the fault is elsewhere, we say so instead of resealing for the sake of it. We work on failed movement joints, expansion joints and shrunken worktop sealant, and the jobs we see most are leaks that keep coming back after resealing and dark patches showing through the sealant.

In and around a place like Fearn, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Big or small, you get the same one-year guarantee in Fearn and across Highland.

Why deal with it now?

Spraying mould remover on a sealed-over joint does not reach what’s underneath. The layers have to come out. Around Fearn, water from a failed joint in an older stone home can soak into timber and plaster.

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk.

Should I try it myself first?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Keeping the joints in good condition

Looking after new joints is easy:

  • Use a soft cloth, not a scourer, on silicone
  • Never fill a movement joint with mortar or grout
  • Always have old sealant cut out, not covered
  • Have loose fittings fixed before resealing

If the joint ever needs renewing, have it cut out, not sealed over. New silicone does not bond to old.

Mould under a second layer of sealant keeps growing out of sight. By the time it shows through, the joint is well past saving.

Different surfaces, different methods

Leaking trays & enclosures

Repeat shower leaks often come from a tray that flexes or an enclosure sealed in the wrong place. We check both before any new sealant goes on.

Mouldy bath & shower sealant

Mould that has grown into silicone does not clean out for good. The sealant is cut out completely, the joint treated with a mould remover and dried ahead of a new anti-fungal bead.

How we quote for remedial sealant

The quote reflects the job in front of us. We look at:

  • The old material and how stubborn it is
  • Any mould that needs treating
  • The number and length of the joints
  • Access and height

Combining jobs into one visit is generally more efficient than separate visits. You will get one clear quote for the whole job.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • A few pictures by email, if you can
  • Where the property is
  • Roughly how big the job is
  • Access, such as stairs, a lift or height

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. Whenever you’re ready, email us at info@mrmastic.co.uk.

Do you need remedial sealant in Fearn?

Water from somewhere else can ruin a good seal. A slow leak behind the tiles soaks the joint from the back, and the sealant lifts or goes mouldy from underneath.

The problems people generally mention when they call include:

  • Kitchen joints letting water behind the worktop
  • Torn expansion joints
  • Repeat leaks from the same joint
  • Decorators’ caulk around a bath or shower

Letting a property close to Fearn station? Then botched sealant from a previous quick fix is easier to strip out between tenants.

Fearn homes and their sealant

Fearn is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Around Fearn, as everywhere, remedial sealant is only as good as the preparation behind it.
