Bathroom resealing in IV20: how it works

A bead that has gone black, split or come away shouldn’t be left until there’s a leak. Just email us at info@mrmastic.co.uk with a photo of the joints, and you’ll get a clear quote before any work starts. Typical jobs include a reseal done over the top of the old bead and damp behind the bath or under the tray, on baths, kitchen worktops & upstands and basins & vanity units.

On the day, we look over the joints with you first, so you know exactly what we are doing. We protect the surfaces around the joints before we start. The work usually takes half a day or less for one room, longer when the kitchen is included.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Bathroom resealing across IV20: local notes

Our bathroom resealing work across IV20 covers homes, rentals and businesses, in Balintore, Portmahomack and Hill of Fearn and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

Our work covers the whole of Scotland, IV20 included. Longer journeys are planned in advance, and outdoor work around the weather. Along the coast in IV20, holiday lets and guest houses can have bathrooms in near-constant use, which is hard on sealant and grout.

Balintore: Rented homes near Fearn station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Around Balintore, as everywhere, bathroom resealing is only as good as the preparation behind it.

How we quote for bathroom resealing

You’ll get a clear quote before any work starts. It takes into account:

  • The number and length of the joints
  • The old material and how stubborn it is
  • How many rooms, windows or areas are involved
  • Whether there’s mould to deal with

Combining jobs into one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear price for the lot.

Helping us quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • If someone has resealed it before
  • How we’d reach the joints
  • A few photos by email, if you can
  • The type of property

Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we’ll explain what’s involved.

Different surfaces, different methods

Wet rooms

Not every wet room leak is a sealant problem. We check the joints and say so if the fault looks to be elsewhere.

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.

Signs you need bathroom resealing

Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants are not designed for a joint that’s wet every day, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.

Keep an eye out for any of the following:

  • Leaking joints on a shower screen
  • A messy, uneven bead from a previous reseal
  • Black spots spreading through the bead
  • A reseal done over the top of the old bead

Why deal with it now?

A quick bead over the top of the old one might look better for a while, but it will not bond. It lifts, traps water and grows mould behind it, and the next reseal means two layers to cut out.

Questions to ask before booking

  • Who turns up on the day
  • Are they insured?
  • Whether you can choose the colour
  • What happens if they find a problem under the old sealant

For landlords and businesses

We work for letting agents and landlords as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

If you manage several properties in or around IV20, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs, and pictures by email help.

IV20 questions

How long does the new silicone need before I use the shower?

Around 24 hours is typical, and we confirm the time for the product used. Getting it wet too early can spoil the new joint.

Can you just seal over the old silicone?

No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

My sealant has gone black. Can you sort it?

Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

How do I get a quote for bathroom resealing in IV20?

We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
