Need fire rated sealant in Balintore?

Fire rated sealant in Balintore

We often work from an action list drawn up by a fire risk assessor. If you share the list, we can quote for the gaps that need fire-rated sealant. We work on service penetrations, linear gaps and plasterboard & masonry, and the jobs we see most are fire seals that have cracked with movement and open holes round services passing through fire walls.

Work in a place like Balintore is planned ahead, journey included, so it can be fitted around bookings or opening times where possible.

All of our work is guaranteed for twelve months.

The process

When we arrive, we start by going over the job with you, so you know exactly what we’re doing. We protect the surfaces around the joints before any work starts. The work normally takes a few hours for a handful of gaps, and longer for a whole building. Around Balintore, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. Old, damaged or unsuitable sealant is removed.
  3. Gaps are cleaned of dust and loose material.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. We record what was done and flag anything that needs a different system.

How to prepare

  • For business premises, tell us about site rules or sign-in
  • Let us know about earlier repairs to the joints
  • Mention any parking rules near the property

Advice

When it is not the sealant

We will not take on work that will not last, so these are the limits:

  • Walls or floors that weren’t built to resist fire
  • Certifying a building or signing off its fire safety
  • Problems with the door itself rather than the gap around the frame

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

DIY versus a professional finish

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Fire rated sealant around Balintore

For seaside hotels, guest houses and holiday lets around Balintore, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we don’t certify buildings or do fire risk assessments.

Rented homes near Fearn station change hands often, and any gap left by new services in shared walls should be closed with a fire-rated product. In and around Balintore, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint.

What happens if it’s left?

Leaving a gap until a refurbishment comes round can mean years with it open. On its own, sealing it now is a small job that does not depend on other work. Around Balintore, water from a failed joint in an older stone home can soak into timber and plaster.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part.

How we quote for fire rated sealant

The quote reflects the job in front of us. We take into account:

  • The amount of work
  • Whether there’s mould to deal with
  • The number of rooms or windows
  • Whether old sealant or filler has to be cut out

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

What we need to know

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • A few pictures by email, if you can
  • The problem you’ve noticed
  • Whether it has been sealed before
  • How many joints, rooms or windows are involved

For a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll send you a clear quote before any work starts.

Balintore questions

Do you cover smaller places like Balintore?

Yes, Balintore is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Are the rules for fire-rated sealant different in Scotland?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Can you match the sealant colour?

Normally, yes. White, clear and grey are common, and other colours are available, and we will agree it with you first.

What fire rating will the seal have?

We don’t give ratings or certificates for our work. The requirement comes from your assessor, designer or building control, and we apply a product tested for it.

Is it messy?

Tidy work is part of the job. We protect what’s around the joints.

What do you need from me for a quote?

The location, the problem and the rough size of the job. Photos by email help too.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Can you quote for more than one area?

Yes. Just list everything you need.

Looking after it afterwards

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Get damaged fire seals looked at promptly
  • Include fire stopping when you schedule refits
  • File the fire-stopping record where your assessor can find it
  • Make resealing part of every contractor’s brief

Tell other trades that the gaps have been sealed, and ask them to reseal anything they cut through. Later work is a common cause of damaged fire stopping.

Open gaps don’t only matter in a fire: they also let noise, draughts and sometimes pests through. Dealing with them early helps with all of these.

How the job changes by surface

Service penetrations

Wherever a service goes through a fire-resisting wall or floor, there’s a gap around it. We seal it with a product tested for that service and gap size.

Door frames

Behind most architraves is a gap between frame and wall. Where it’s open, we seal it to the product’s details for that gap size before the trim goes back.
