When something else is needed

In fairness, some problems need a different trade:

  • Subsidence or other structural problems
  • Damp that isn’t coming from the joint
  • Cracked brickwork or render that needs a builder or plasterer

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

External mastic for homes and businesses in Fearn

Movement joints let brickwork, render and cladding expand and shrink without cracking. The sealant in it has to stretch and squeeze for years, and when it fails, the wall takes the strain and water finds a way in. We work on render & cladding joints, brickwork movement joints and joints between brick and frames, and common reasons people get in touch are old sealant gone brittle and cracked and moss and dirt in joints with no sealant left.

In and around a place like Fearn, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering.

Our work is backed for twelve months.

Should I try it myself first?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.

How it works

We bring everything the job needs with us, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. Most jobs take a few hours to a few days, depending on the length of joint and the access. Outdoor work around Fearn depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Preparing for the visit

How to look after the new joints

So the new joints stay in good condition:

  • Point out the joints to other trades
  • Keep soil, plants and ivy away from the joints
  • Leave the joints unpainted unless we’ve said otherwise
  • Wash walls gently around the sealant

Have a quick look at the joints each spring. Splits, gaps at the edges or plants in the joint are early warning signs.

An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick which cost more to put right than the joint.

Fearn questions

I let a flat near Fearn station. Can you help?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.

Is Fearn within the area you cover?

Yes. Fearn is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

How do I get a quote for external mastic in Fearn?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

What information do you need?

A short description and the location, with pictures by email if possible. We’ll ask anything else we need to know.

How often do external joints need resealing?

It varies with how exposed the wall is and how much the joint moves. Look for splits, hardening or edges coming away.

Do you work at height?

It depends on the building. Send us pictures and a rough idea of the height.

Do you hold any approvals?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Will the new joint stand out?

The sealant colour is picked to suit the wall. There’s a wide choice of exterior colours.

How the job changes by surface

Cladding and façade panels

Cladding and façade panels are normally separated by sealed joints. We reseal them with a sealant suited to the panel material.

Joints between dissimilar materials

Joints where frames, sills or panels meet the wall are common leak points. We cut out the old sealant and reseal with a product suited to both surfaces.

What we are called out for in Fearn

Some movement joints have been pointed up with mortar by mistake. The joint can’t move, so the wall cracks somewhere else instead.

Common reasons people contact us are:

  • Joints with sealant missing in places
  • Failed sealant between panels on a façade
  • Movement joints filled with mortar instead of sealant
  • Old sealant gone brittle and cracked

Around Fearn, as everywhere, external mastic is only as good as the preparation behind it.

What to look for in a quote

  • Which colour the sealant will be
  • How much experience the applicator has
  • What product goes in the joint
  • How long to leave it before use

External mastic in Fearn: local notes

Fearn is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

For landlords with property near Fearn station, split movement joints are easy to miss on a rental until damp shows inside.

How we quote for external mastic

Every job gets its own quote. These are the things that affect it:

  • Working hours on commercial sites
  • The number of rooms or windows
  • Which sealant suits the joint
  • Access and height

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

What to tell us for a quote

To make quoting easier, please include:

  • Photos by email, if that is easy
  • What’s wrong with the joints now
  • If someone has resealed it before
  • Any access issues, like height or stairs

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. Whenever you are ready, drop us a line at info@mrmastic.co.uk.
