External mastic in Hill of Fearn
Movement joints let brickwork, render and cladding expand and shrink without cracking. The sealant in it has to stretch and squeeze for years, and when it fails, the wall takes the strain and water finds a way in. We work on brickwork movement joints, render & cladding joints and façade panels, and common reasons people get in touch are joints where the bead has come unstuck and water getting into walls through failed joints.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.
Whatever the size of the job, it’s backed by our one-year guarantee.

What affects the quote in Hill of Fearn
There’s no set price list. The quote depends on:
- Whether the work is at height
- Any mould that needs treating
- The old material and how stubborn it is
- The size of the job
A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.
Asking for a quote
Photos by email are helpful but not essential. Try to tell us:
- Where the property is
- Pictures of the joints, sent by email
- What the problem is, such as mould, gaps, leaks or cracking
- The rough size of the job
We quote each job on its own. Just email us at info@mrmastic.co.uk with the details, and pictures are welcome.
Why deal with it now?
Low-modulus sealants stretch easily, so they put less strain on the joint edges. That matters on brick, render and concrete, which can be weaker at the face. A stiffer product can damage the joint edge as it fails. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk and we will talk you through it.

How to look after the new joints
Simple care keeps the joints in good condition. Our advice:
- Keep movement joints as flexible joints, not mortar
- Keep high-pressure jets off the joints
- Have failed joints looked at early
- Leave the joints unpainted unless we’ve said otherwise
Have a quick look at the joints each spring. Splits, gaps at the edges or plants in the joint are early warning signs.
A joint that has stopped moving pushes the movement elsewhere, generally as cracking in the brickwork or render nearby. Resealing it early helps prevent that.
Hill of Fearn questions
Does the coastal weather in Hill of Fearn affect outside sealant?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Can you help a landlord with a rental near Fearn station?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.
Which products do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we’re using.
Can you quote for more than one area?
Yes, we can. Several rooms, windows or areas can go on one quote.
Can new sealant go over the old?
No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.
What information do you need?
Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply send an email to info@mrmastic.co.uk.
Why is there a gap in my brick wall?
Most straight vertical gaps in brickwork are movement joints. It lets the bricks expand without cracking and needs a flexible seal, not mortar.
Do you come to Hill of Fearn?
Yes. We cover Hill of Fearn and the rest of Highland, as part of our work across South East England, London and Scotland. For a quote, drop us a line at info@mrmastic.co.uk.
What the job involves on each surface
Render joints
Render is weaker at the surface than brick, so a low-modulus sealant is kinder to the joint edges. We prime where the product needs it.
Joints between dissimilar materials
Joints where frames, sills or panels meet the wall are common leak points. We cut out the old sealant and reseal with a product suited to both surfaces.
How the visit works
Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours for a handful of joints, longer for a whole elevation. Somewhere like Hill of Fearn may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- Each joint is checked and the colour of the new sealant agreed.
- Failed sealant is removed back to clean, sound faces.
- Backing rod goes in so the sealant can stretch between the two faces.
- Primer is applied wherever the sealant needs it.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
How to prepare
- Where the joints are inside, avoid wetting them before we arrive
- Clear items away from the joints we’re working on
- For business premises, tell us about site rules or sign-in

When it is not the sealant
A few problems are outside what sealant work can do:
- Adding movement joints to masonry that has none
- Loose or hollow render, which needs re-rendering
- Cracking across the wall rather than at a joint

External mastic in Hill of Fearn: local notes
Hill of Fearn is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
If you let a flat or house near Fearn station, outside joints that have cracked can let damp into a rental, so check them between lets.

What we are called out for in Hill of Fearn
The wrong product in a moving joint is a classic cause. A stiff, general-purpose sealant cannot cope with a joint that moves a lot, so it pulls away from the edges.
Keep an eye out for any of the following:
- Sealant that has lost its bond to the brick or render
- Old sealant gone brittle and cracked
- Moss and dirt in joints with no sealant left
- Cracked joints where brick meets render or frames
In and around Hill of Fearn, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.
