Your questions about fire rated sealant in Embo

Is Embo within the area you cover?

Yes. Embo is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

How do Scotland’s building regulations apply to fire-rated sealant in Embo?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Is it OK to seal over old sealant?

No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Is there a guarantee?

Yes. Every job comes with a 12-month guarantee.

Can you quote for more than one area?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Will you leave a mess?

We keep the work tidy. We protect what’s around the joints.

Do the sealants smell?

Possibly a little. Any smell clears as the sealant cures.

Fire rated sealant in Embo, done properly

Until it’s heated, intumescent sealant behaves like an ordinary sealant; in a fire it expands into the joint. Which product suits a gap depends on its width, the materials either side and what runs through it. We’re often asked to deal with holes left by a change of layout and standard silicone or caulk in a fire-stopping gap, on flats & HMOs, service penetrations and door frames.

If you look after holiday lets, a guest house or a community building in or near Embo, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

Big or small, it’s backed by our one-year guarantee.

When it is not the sealant

We’ll always be straight with you, so here’s what new sealant will not do:

  • Big openings where sealant alone is not the tested solution
  • Assessing a building’s fire safety
  • Doors that are not fire doors in the first place

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

Surfaces we seal

  • Plasterboard & masonry
  • Service penetrations
  • Pipe & cable gaps
  • Linear gaps
  • Flats & HMOs
  • Door frames

For landlords and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Never patch a fire seal with standard sealant
  • Check risers, ceiling voids and cupboards during building checks
  • Make resealing part of every contractor’s brief
  • Don’t paint over fire sealant until it has cured

Any fire seal that is cut or drilled needs resealing to its tested detail. New services through a sealed wall should include fire stopping in the plan.

It’s easiest to seal gaps while they’re few and easy to reach. Over time, more work adds more holes and the list grows.

What happens on the day

Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and tidy away. It normally takes a few hours for a handful of gaps, and longer for a whole building. Around Embo, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. We measure every gap and note what it’s in and what passes through.
  3. Any non-fire-rated filler is removed.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. Every location is recorded with the product used for your records.

Before we arrive

  • On commercial sites, let us know about site rules
  • Keep pets and children clear of the area while we work
  • Tell us about any previous sealing or DIY attempts

How the job changes by surface

Service penetrations

Service penetrations are where new gaps often appear. Old or unsuitable filler comes out before the right sealant goes in with backing where the detail needs it.

Linear gaps

Gaps along the top of partitions are easy to miss above a ceiling. We seal them along their full length so there are no open sections left.

Do you need fire rated sealant in Embo?

Movement in the structure can open gaps too: a seal that cracks or pulls away leaves a path for smoke. Knocks, maintenance and building work damage it further.

If you can see any of these, it’s time to have the joints looked at:

  • Cracked or shrunken fire-rated sealant
  • Gaps where walls meet ceilings or slabs
  • Gaps left after a refit or conversion
  • Gaps flagged on a fire risk assessment

If you let a flat or house near Golspie station, any gap left by new services in shared walls should be closed with a fire-rated product.

What to look for in a quote

  • Who does the work, and how experienced they are
  • How the surfaces are prepared before sealing
  • How long to leave it before use
  • Whether they seal over old material or remove it

Choosing a sealant specialist

Can I do it myself?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Fire rated sealant in Embo: local notes

If you run a hotel, guest house or holiday let in a coastal place like Embo, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details, though we do not certify buildings or do fire risk assessments.

If you look after a building such as Dornoch Academy, service openings in fire-resisting walls need checking after any refurbishment.
