Remedial sealant in Embo

Getting old sealant out properly is slow, careful work. Every layer is cut out, the residue cleaned off and the joint degreased, without scratching tiles, trays or frames. New sealant only bonds to a clean, dry joint. We work on mouldy bath & shower sealant, expansion joints and shrunken worktop sealant, and common reasons people get in touch are kitchen joints letting water behind the worktop and decorators’ caulk around a bath or shower.

A bathroom in a place like Embo gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

A one-year guarantee comes with the work, just as it does everywhere we cover.

FAQs for Embo

I let a flat near Golspie station. Can you help?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Do you cover smaller places like Embo?

Yes. Embo is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Will it make a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Can you take off two layers of silicone?

Yes. Both layers come out; over-sealing fails because silicone will not bond to silicone.

Does someone need to be in?

It depends on the job. For work indoors, someone needs to let us in.

Do you have insurance?

Yes. We’re fully insured for every job we do.

Do you fix expansion and movement joints?

Yes. Failed movement joints are cut out and resealed with backing and a flexible sealant suited to the movement.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Different surfaces, different methods

Movement & expansion joints

Some movement joints have been filled with mortar or grout. We rake that out where it can be removed and seal with a flexible product.

Over-sealed & botched joints

Previous removal attempts can leave scratches or gouges. We take care not to make it worse, and tell you about any damage we find.

Looking after it afterwards

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Check ceilings under showers for marks
  • Don’t add new sealant on top of old
  • Use a soft cloth, not a scourer, on silicone
  • Never fill a movement joint with mortar or grout

Go easy on the new sealant: no scraping, scouring pads or harsh chemicals.

Mould trapped under over-sealed joints spreads unseen. By the time it shows through, the joint is well past saving.

Signs you need remedial sealant in Embo

Sealant needs a clean, dry surface with no grease on it. Residue, moisture or dust left in the joint weaken the bond, and the joint starts to come away early.

If you can see any of these, it’s time to have the joints looked at:

  • Smears and lumps from a botched reseal
  • Black mould underneath the bead
  • Gaps opening along the back of the worktop
  • Sealant applied over old sealant that has lifted

For landlords with property near Golspie station, a joint that keeps failing is best fixed properly while the property is empty.

What your quote should include

  • How the surfaces are prepared before sealing
  • How hidden problems are handled
  • Is VAT in the price?
  • What the cure time is

10 questions to ask before you book

The process

Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours for a typical bath or shower, longer where several layers have been applied. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. Mould is treated and the joint dried.
  4. We reseal with a product suited to the joint, backed where needed.
  5. The joint is tooled and you’re told about anything else we found.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Mention any tricky access
  • Let us know if you’ve seen damp or leaks

Advice

Why deal with it now?

It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and any film left behind stops new sealant sticking. Careful stripping is where most of our time goes. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we will talk you through it.

Remedial sealant around Embo

Embo is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For site and facilities teams at buildings such as Dornoch Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Embo is about 23 miles north of Nairn, in Highland. Embo gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Across Highland, we cover 253 places, and Embo is one of them.

All of IV25 is covered for remedial sealant, from the main roads to the quietest streets. If you need remedial sealant at a property on Hall Street, Terrace Street and Front Street or anywhere close by, our applicators can take on the job. If you are just outside Embo, we cover Hilton (1 mile south-west), Skelbo Muir (2 miles north-west), Littleferry (2 miles north), Dornoch (2 miles south-west) and Camore (3 miles south-west). Larger places within reach include Tain (7 miles south), Brora (9 miles north-east) and Balintore (11 miles south). If you’re somewhere remote, the job takes a little more planning.

What affects the cost of remedial sealant

Every job gets its own quote. These are the things that affect it:

  • Whether old sealant or filler has to be cut out
  • Working hours on commercial sites
  • Mould in or behind the old joints
  • Access and height

What it costs depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

Asking for a quote

To help us quote quickly, let us know:

  • Access, such as stairs, a lift or height
  • A few photos by email, if you can
  • Any previous sealing or DIY work
  • What the problem is, such as mould, gaps, leaks or cracking

We do not publish a price list, as no two jobs are quite the same. Instead, we send you a clear quote for your job. To get started, drop us a line at info@mrmastic.co.uk.

When something else is needed

A few problems are outside what sealant work can do:

  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • A leaking trap, valve or supply pipe
  • Water damage behind tiles that needs a tiler

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.
