Different surfaces, different methods
Wet rooms
In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.
About our bathroom resealing in Clynelish
A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. Typical jobs include a bead that has pulled away from the tiles and black spots spreading through the bead, on basins & vanity units, sinks & splashbacks and shower trays & enclosures.
Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
All our work comes with our 12-month guarantee, wherever you are in Highland.

Leave it or put it right?
The difference in a professional reseal is mostly what you don’t see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead will not last. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Should I try it myself first?
A DIY attempt does not rule out a professional job. We cut it out and start again.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
How to look after the new joints
Aftercare is simple, and it makes a real difference:
- Avoid abrasive pads on the sealant
- Use gentle cleaners on the silicone
- Do not leave water standing on kitchen joints
- Look for lifting corners and small gaps now and then
Keep water off the new bead until it has cured, which is usually around 24 hours. After that, a quick wipe after showering helps keep it clean.
A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. A reseal in time can save the worktop.
When something else is needed
It helps to know what we can’t do too:
- Water getting in through the grout rather than the sealant
- Cracks in the tray itself rather than the joint
- Movement from a bath with loose feet or no proper support
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

What happens on the day
Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself generally takes a couple of hours for a single bath or shower, depending on the size of the job. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, generally around 24 hours.
Getting ready for the visit
- Let us know about stairs, lifts or work at height
- Plan for the work area to be out of bounds to pets and children
- For business premises, tell us about site rules or sign-in

Bathrooms and kitchens in Clynelish
Clynelish is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

When to call us in Clynelish
Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone can’t grip the old bead underneath, so it peels, leaks and hides mould behind it.
Look out for any of the following:
- New sealant laid over old sealant that is now lifting
- Damp behind the bath or under the tray
- Sealant that has split, shrunk or peeled away
- Smears of silicone across the tiles
Rented homes near Brora station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
What your quote should include
- Whether VAT is included
- Whether all the old sealant comes out first
- What happens if the job turns out different
- How much experience the applicator has
