New build mastic in Clynelish
A new house keeps drying out and settling for its first couple of years. Timber shrinks, plaster dries and baths and trays bed down, and sealant applied in a hurry at handover can split. We work on plot handovers, kitchens and show homes, and people most often call us about untidy sealant flagged on a snagging list and skirting joints opening in the first winter.
Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. In older homes, timber floors move through the year too.
Our work is backed for twelve months.

DIY versus a professional finish
If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Work for landlords, hotels and businesses
If you manage several properties in or around Clynelish, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.
We work for landlords and agents as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.
What sealant work cannot fix
We will always be straight with you, so here’s what new sealant will not do:
- Your warranty claim itself, which is between you and the builder
- Baths and trays that move too much for sealant to cope with
- Structural cracks in walls or ceilings
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

The process
Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for most snagging lists, longer for a run of plots. Around Clynelish, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
- The old bead comes out in full, with no layer left behind.
- We clean off dust from the build and prime the surfaces where the product needs it.
- A sealant chosen for each area goes in and is tooled smooth.
- Finally, each room is checked and you are given the cure time.
Before we arrive
- For indoor joints, keep the area dry beforehand if you can
- Tell us if parking is tricky
- Keep pets and children clear of the area while we work

What affects the quote in Clynelish
We quote each job individually. This is what makes a difference:
- How easy the joints are to reach
- The number and length of the joints
- Any working-time requirements on site
- How many rooms, windows or areas are involved
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Call for a quick quote and we will go through it with you.
Asking for a quote
There’s no need for technical detail. It helps if you can tell us:
- Any access issues, like height or stairs
- Any previous sealing or DIY work
- The type of property
- Photos by email, if that’s easy
Asking for a quote is easy: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job, and we will come back to you with a quote.
What new build mastic looks like in Clynelish
Clynelish is within about 1 mile of the coast. New homes near the sea put their outside mastic to work from day one, so any gaps are best picked up early. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

Surface by surface
Bathrooms and en suites
En suite showers are a common source of leaks into the room below. Resealing properly keeps water where it belongs.
Skirting and floors
New homes often develop a gap between skirting and floor. We seal it with a flexible sealant that copes with the movement.
What we’re called out for in Clynelish
Sealant applied onto damp surfaces doesn’t bond well. Site programmes do not always leave time for joints to dry before the sealant goes on.
Most people get in touch when they notice one of these:
- Second-fix sealing on new plots
- New-build shower sealant that has already split
- Gaps between new skirting and floors
- Sealant that never bonded to the surface
Around Clynelish, as everywhere, new build mastic is only as good as the preparation behind it.
What your quote should include
- The length of the guarantee
- How the joint is cleaned and prepared
- What insurance they hold
- What happens if they find a problem under the old sealant
